As the names suggests the property is formerly one of the village inns, and having been significantly and sympathetically extended, today the property offers impressive, spacious accommodation. Thoughtfully updated by the present owners, this beautiful period home offers an elegant blend of old and new.
Downstairs, the property boasts four generous reception rooms. The largest of these - the stylish dual aspect sitting room - spans the full depth of the house, with French doors opening out onto the garden and from which the gorgeous views can be fully appreciated. The adjacent dining room features a large, inglenook fireplace and there is also a handy study. At one end of the property there is a double bedroom with en suite, which, being on the ground floor, is ideal for guests or as independent living for an older child.
The heart of any home is, of course, the kitchen which has a generous breakfast area and an adjacent family room opening onto the rear garden via French windows. A good size utility room can be found just along the hallway.
A few stairs lead down to two large cellar rooms, ideal for storage and as a wine cellar.
The property has a total of four bedrooms. The remaining three are located up on the first floor and all are double rooms, each with its own unique character. The impressive principal suite is accessed from its own staircase and boasts the finest views. It has its own large en suite, while the stylish family bathroom serves the remaining bedrooms.
Outside, the space and charm continue. There is a double garage and driveway providing parking for a number of vehicles. The garden, has been lovingly maintained and is well stocked with shrubs and perennials. The main lawned area is located to the right hand side of the property and the views from here are lovely.
The property is offered for sale with no upper chain. Prospective purchasers with children may also wish to note that the property is located within the Aylesbury grammar schools catchment area.
Location
This historic, pretty village is situated in the county of Buckinghamshire, approximately 6 miles north-west of Tring.
Much of the core village architecture is ‘Tudor Revival' in style, erected by the Rothschild family in the 19th century as homes for employees of their Mentmore Estate. Many of these properties still display the cypher 'H de R', in recognition of Hannah de Rothschild, along with the year of construction. They remained part of the Mentmore Estate until well into the 20th century, but today are all privately owned.
Communication links nearby include the A41, A5, and M1. There are mainline train stations in Tring and Leighton Buzzard (London Euston in approx. 35 and 40 mins respectively), and Aylesbury (London Marylebone in around 55 mins).
The village plays host to many community activities and, for walkers and ramblers, some of the finest countryside is to be found on the doorstep. Nearby towns offer a comprehensive range of shopping and recreational facilities, from the boutiques, restaurants and coffee shops in the market towns of Tring and Leighton Buzzard, to the department stores, leisure centres, theatres and multi-screen cinemas of Aylesbury and Milton Keynes.
Schooling is excellent, with Wingrave C-of-E Combined School, Cottesloe School in nearby Wing, and Grammar Schools in Aylesbury.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on December 21, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
