We have on file a document provided by Northumberland County Council headed 'Development Brief: Public Conveniences, Prudhoe April 2024'. This was prepared by Strategic Estates to explore the acceptability of the change of use of a former public toilet block in Prudhoe.

In summary the Council said 'The site is previously developed land within the Town Centre and Primary Shopping Area of one of Northumberland's Main Towns. As a result, there is strong policy support for the principle of a change of use to retail or service. This is on provision that the requirements of Policy INF 2 regarding the loss of community facilities are satisfied.'

This is availble upon request and is included within the legal pack. It is the entire responsibility of the buyer to ensure that they are satisfied with the planning situation with regard to their intended use.

As a public toilet block we have assumed that some mains services were connected previoulsy but buyers must make their own enquiries with the relevant bodies.
