Property description & features

  • Two-bedroom Victorian house
  • Modern & bright décor
  • Living room with bay window
  • New kitchen with appliances
  • Underfloor heated bathroom/kitchen
  • South-facing garden
  • Minutes from Wanstead Flats
  • Close to Crossrail & Overground

Just a short walk from Wanstead Flats, the Overground at Wanstead Park, and Crossrail at Forest Gate, this spacious and contemporary two-bedroom house lies in a quiet residential area close to several excellent pubs and bars.

Outside, a bright London Stock frontage lies behind the front patio, leading through a part-glazed door into the main living area. A doormat has been fitted into the wooden laminate flowing past a central staircase into the dining area, while a large bay window and white coved walls bring in lots of light. Shelving in the alcoves beside a feature fireplace with a vintage surround and Mexican tiling provides extra storage.

To the rear, a big window facing the garden and stylish linear pendants illuminate the dining area. The kitchen lies just beyond, warmed by underfloor heated patterned tiles complementing the cheerful yellow walls.

Fitted in 2023, the kitchen has a good range of glossy white cabinetry with wooden tops and Claybrook tiles in a basket-weave pattern. You’ll find a deep ceramic sink below the side window, an oven with a gas hob, an integrated Bosch fridge-freezer, and space for a dishwasher.

There’s also a Hotpoint washer-dryer in the hall leading to the garden and a spot-lit bathroom, where heated Mandarin Stone tiles and olive-green walls offset a bath with an overhead shower and a modern basin and toilet beneath the window.

Upstairs, you’ll discover two neutrally decorated and carpeted doubles to the front and rear, with coved ceiling and fitted blinds to the windows. Back downstairs, head outside into the sunny south-facing garden to find a paved side return and terrace leading to a long lawn enclosed by fencing and neighbouring trees. A pretty flower border runs along one side, joining a gravelled and wood-chipped working area with a shed to the rear.

A NOTE FROM THE LANDLORD

‘The local community in Forest Gate is going from strength to strength. We love bumping into neighbours and friends at the Leytonstone Farmer's Market on a Sunday.’

IN THE NEIGHBOURHOOD

Just beyond the end of the street, the beautiful Wanstead Flats and Jubilee Pond provide a delightful environment to picnic, jog, or simply surround yourself with nature and wildlife. On the weekend, you can always explore a little further with a trip to Epping Forest or the nearby Queen Elizabeth Park at Stratford.

Forest Gate train station is a 12-minute walk. From here, you can take the new Crossrail link, racing you to Canary Wharf (12 mins), Bond Street (19 mins) and Heathrow Airport (47 mins). You can also reach Liverpool Street in 12 minutes, stopping at Stratford's major interchange just two stops away. Here, you'll find connections to the DLR, Central and Jubilee Lines, plus retail therapy at Westfield and foodie delights in the East Village, including Mother Kelly’s Taproom, Fish House (for great fish and chips) and Appetite, an Italian butcher and deli.

Pevensey Road is just a 10-minute walk from Wanstead Park Overground station, connecting Barking to Gospel Oak via Walthamstow, with a handy change to the Victoria Line at Blackhorse Road.

Our local sellers have highly recommend the Wild Goose Bakery ‘for a cheeky croissant’ and Joyau wine bar under Forest Gate Arches, there’s also a new wellness and workout space here – E7 Movement; The Leytonstone Tavern; The Pretty Decent Beer Co taproom; Singburi for Thai; Dina for craft beer and natural wines, and Caner Supermarket, ‘probably the best corner shop in London’.

Other local favourites are Forest Gate Tavern (which has recently been refurbished, has a new menu and live music) and Ramble (famed for its cinnamon buns). Mora serves authentic, fresh pasta, and the Holly Tree pub has a working miniature railway to amuse children of all ages. On Pevensey Road itself there is Wanstead Kitchen which is also excellent

Forest Gate's recent renaissance has created a thriving community of independent local businesses. Among the other great places to eat and drink in the neighbourhood are Wanstead Tap for craft beer, Burgess and Hall wine bar and shop, and Corner Kitchen for daily breakfast, lunch and dinner.

Local schools that are Ofsted-rated 'Outstanding' and ‘Good’ include The Jenny Hammond Primary, Colegrave Primary, Davies Lane Primary, Forest Gate Community School, Odessa Infant School, and Maryland Primary.

Eeleven is a design-conscious estate agent for design-conscious people. We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
