This superb quality two bed detached character cottage is located on the edge of the popular village of Mappleton near Ashbourne. It is full of character with oak beams, original doors plus chandeliers and wall lights - whilst providing all the convenience of modern living - with outstanding views across the countryside. Of particular note is the ability to have an internet connection of over 100mbs, great for home working.

Situated up a private driveway shared with the main house, you come to the cottage where you will find a driveway with parking for two cars. quirk of this cottage is that it also benefits from two rooms which sit under the house providing a boiler/boot room and utility room with storage, a washing machine and tumble drier.

Just above the parking area is a path, through the cottage garden surrounded by a stone wall leading to the front door. It has a lawned area with a flower bed, along with a gravelled area for seating to watch the sun set across the valley with a glass of wine!

The cute porch leads into a spacious living area with huge beams to the ceiling and a large fireplace with log burning stove to one side which has a stone mantle and hearth. There is a modern fitted kitchen in this space with integrated appliances including, electric oven, induction hob and extractor, dishwasher and microwave - plus fridge with an icebox to the top. There is also plenty of space for a dining table, as well as comfortable seating for the lounge area.

To the rear is a good sized double bedroom, suitable for a kingsize bed and to the front a further double bedroom. The shower room has a double sized shower cubicle with pressurised shower off the heating system, vanity unit and heated towel rail.

The property benefits from double glazing throughout and a new oil based central heating system. It has been substantially renovated so is very well insulated, has an immersion heater and Thermostatic Radiator Valves - all of which provide for a cosy and warm cottage.

Mappleton - also spelt Mapleton - is a little village in the English county of Derbyshire. It is near the River Dove and just north of the town of Ashbourne which is a 10-15 minute drive away. Mappleton has rows of red brick cottages which is unusual for the area. It also has a church and a pub called the Okeover Arms. At one time, this attractive Grade One listed building dating from about 1700 was a Temperance Hotel. Further along the Mappleton Road is also the Wild Hive at Callow Hall, where fine dining can be had. There are plenty of public footpaths with the River Dove only few hundred metres away and the Tissington trail being nearby.

All in all, a lovely place to live which has easy access to all the joys of the Peak District and the National Park.
