This road was one of the very first roads that I heard about over 25 years ago when I began my life in Wokingham, and nothing has changed, Tintagel Road remains one of the truly desired locations to live in.

This home, Rydal House, is set well back so the first impressions are good, plenty of parking on the large block paved driveway and the full depth lawn area to the side softens things nicely.

This home is deeper than you would first imagine and although it has a characterful chalet style roof it also has great ceiling heights throughout. Walking inside the entrance hall is fantastic, it takes you in and around to the right opening up into a lovely light, bright space with room to furnish too. The open staircase is then nicely positioned off to the side and WC tucked out the way.

Living space is then varied and all of a generous size but we can also see that changes ‘could’ be made here should you wish but we can chat those through as we go.

The main living room is an impressive size, not just the 20ft depth but the width is so much more than many other you’ll see at over 14ft. This simply changes the feel of a living room, gives options to furnish and creates space around the furniture itself which is a great look and feel.

The dining room, or family room, depending on how much you use a formal dining room, is again a lovely space, squarer in shape and therefore offers real versatility for use, so you decide. The study is then set to the rear with views out onto the gardens, making work just that bit easier.

The kitchen/ breakfast room also take in the views of the garden, as does the living room actually, it’s well-fitted with a shaker style front and contrasting colour work surface and some integrated appliances. Plenty of room left for table and chairs although we can see how some may choose to open through to the study and increase this space even further without having to extend, although extending is certainly an option too (stp). You do also have a separate utility with doorway out to the side leading to the back garden.

It would also be remiss not to highlight the integral double garage, not only because ‘it’s a double garage’ but also because it offers massive potential to fully or part convert and increase the living space even further.
Now time to wander upstairs, it’s huge up here, five great bedrooms and you can really see the space from a large central landing. The master suite is huge, a huge bedroom area overlooking the gardens with full bathroom en suite along with separate shower cubicle. Bedrooms two, three and four are then all lovely big double rooms and bedroom five is still plenty large enough to take a double bed.

This also does allow you to have bedroom five as a generous first floor office if you decided to change the use of the study downstairs, lots of possibilities that’s for certain.

Now to the outside, we’ve already touched on the impressive frontage and all it offers but it’s also impressive out back. The large, shaped terrace area gives plenty of room to relax and entertain with the pergola set to the side along with the summerhouse. The evergreen hedgerow ensures some colour all year round and is super established with the large central lawn then giving you what every family home should have. You also have the practical areas covered here too, sheds? yes, access all the way around the property? Yes, and then you have the summerhouse too so what else could you truly need.

All in all, this is a wonderful home in a fantastic lane setting which now benefits from a brand new surface.
