Description

Wester Carie Cottage is a charming traditional stone bothy which was bought by the current owners in 2003. Over the years the bothy has been completely renovated and transformed with sympathetic extensions and a beautiful modern interior. The cottage is entered via a multi-functional porch which is currently used for storing boots and coats as well as housing an American style fridge/freezer and a pulley for drying clothes. The contemporary open plan kitchen/ dining room is at the heart of the cottage. The recently fitted oak fronted kitchen is on one side of the room leaving space for a large dining table at the other. Double glazed doors from the dining area open into the sun room. The sun room has a wood burning stove and a wall of exposed stone, making it cosy in the winter whilst lots of glazing and double patio doors link it to the garden in the summer. At the east end of the cottage the main bedroom spans the width of the cottage with views over the front and back garden. The main bedroom has an en suite bathroom with separate shower. At the west end of the cottage are two charming bedrooms (one with a door to the garden) which share a shower room. The kitchen and the bathrooms are all beautifully finished with contemporary fittings using lots of timber and natural paint colours. Above bedrooms two and three there is a useful loft space which is fully lined and floored, accessible by a pull down ladder and has two velux windows.

Outside
Wester Carie Cottage enjoys an elevated position in a fully enclosed garden of about 0.4 acres. It is accessed by a private drive (over which it has a right of access) that leads to parking in front of the garage. Being set back from the lochside it is sheltered and peaceful. A timber gate set within a pretty stone dyke opens to further gravel parking beside the cottage. The remainder of the garden is neatly laid lawn that surrounds the entire cottage which is interspersed with bulbs in spring. Several lovely spots have been created in the garden for sitting out in good weather, or even to stargaze beneath unpolluted night skies. These include a timber framed pergola at the edge of the garden and a paved terrace beside the cottage. There is also a small verandah on one of the garden sheds. Pretty native woodland adjoins the cottage garden on the east side. A path leads directly from the rear garden onto the Black Wood of Rannoch with its many trails and paths for walking.

Loch frontage
Wester Carie Cottage comes with 200ft of shore frontage just to the east of the cottage. This includes the right to launch a boat on the loch.

Location

Wester Carie Cottage is one of three cottages at Wester Carie, situated on the south shore of Loch Rannoch. The water’s edge is approximately 50 metres away and views of the loch can be enjoyed from the garden. The cottage is also within striking distance of some of Perthshire’s most beautiful natural landmarks and towns: Pitlochry, Aberfeldy, Kenmore, The Queen’s View, Ben Vrackie and Schiehallion as well as lochs Tummel and Tay to name a few. With so much dramatic countryside on the doorstep there is a huge choice of outdoor activities to be enjoyed including fabulous walks directly from the cottage.

There is a village shop, Post Office, medical centre and primary school in Kinloch Rannoch (4 miles). Pitlochry and Aberfeldy (both within 28 miles) have supermarkets, professional services and a selection of independent shops and restaurants. Aberfeldy’s Birks Cinema and Pitlochry’s Festival Theatre are excellent local venues. The A9 at Pitlochry provides fast access north and south while trains run regularly from Pitlochry to London and Inverness. Rannoch Station (13 miles) connects to Fort William, Glasgow and London.

All distances and travel times are approximate.

From Kinloch Rannoch take the south Loch Rannoch Road and about 4 miles after leaving Kinloch Rannoch, the entrance to the driveway to Wester Carie Cottage is on the left (beside a row of green bins), between two neighbouring cottages. Super-fast: Between 30 Mbit/s and 300 Mbit/s

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
