Description

Mongewell Brye is a brand new three bedroom home, which has been individually designed by the current owners and finished to immaculate standard. The property sits on a square plot at the bottom of constitution hill and has been designed to take advantage of the wonderful countryside aspect. It’s also very energy efficient with an air source heat pump and electric underfloor heating throughout.

Upon entering the ground floor is split into two large living areas to enjoy. The sitting room is finished with a large open fireplace as the centerpiece, wooden tiling and both rooms have bi-folding doors to allow an indoor/outdoor flow. The kitchen/dining room is also beautifully finished and designed by Harvey Jones. It’s neutral theme is complimented by quartz worktops and a limestone floor. The integrated appliances include a range cooker, American fridge freezer and a wine fridge which can hold 111 bottles. The rest of the ground floor is completed with a separate study and a utility leading to a cloakroom.

You are led to the first floor by a oak-framed staircase with glass panels and LED mood lighting. Upstairs are three bedrooms and two bathrooms. The main principal suite has been finished with walk in wardrobes and is adjacent to a large en-suite with a roll top freestanding bath and walk in shower. The family bathroom is fitted with a jacuzzi bath and porcelain tiles.

Outside
The property is approached by private electric gates with remote access. The resin and block paving driveway to the side of the property provides ample off-street parking. The garden wraps around the property and has been designed with separate areas to enjoy. The manicured lawn is surrounded by slate borders and a corner patio has been placed for outdoor entertaining. Over 48 laurel trees have also been planted which will provide additional screening.

Location

Mongewell is a pretty hamlet with the main development of the hamlet taking place during the 20th century and predominantly focused around the manmade private lake. Mongewell is on the east bank of the Thames, linked with the west bank at Winterbrook by Winterbrook Bridge and about 1 mile south of Wallingford.

Cholsey station with regular services to London, Oxford and Reading is approximately 3 miles away while Didcot Parkway is 8 miles away, offering easy connections to London and the West Country, as well as the newly opened Elizabeth line for the City. There are also primary & secondary schools (both private & public) of good repute close by in Wallingford, Cholsey & Moulsford.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on November 28, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
