OWNER INSIGHT

"My husband and I were not actively looking for a property, but we spotted 31 Princes Street for sale in 2016 and quickly purchased it due its clear investment potential and because of our fondness for the local area. Being on the edge of the downs and so close to the beaches, coastal walks, pubs, restaurants and coffee shops we knew it was a wonderful find. Having bought the property we spent several months updating the electrics and lighting, installing a new kitchen and bathroom, completely redecorating and preparing the property for our first guests in 2017. We have, since then, enjoyed many happy holidays and weekends at the property, with our children, as well as a good income from the rentals. Changing circumstances means that we don’t have as much time to visit the area anymore. We are therefore looking to sell the property and would really love to see it go to another keen investor, or to a first time buyer or a family for whom we believe it would make a wonderful home."

STEP INSIDE

A panelled and glazed front door opens to the OPEN PLAN PRINCIPAL ROOM. The sitting room has a window to the front, shelving to the alcove with cupboard below housing the gas meter, feature fireplace and high level cupboard housing the electric meters. Solid wood flooring follows through to the dining area with shelving to the alcove and window looking into the kitchen. The KITCHEN is fitted with a range of white high gloss fronted units and black granite working surfaces with metro tiled splashbacks and inset sink unit. Built-in fan assisted oven with electric hob over and extractor hood above, integrated washer/dryer, provisions for dishwasher and fridge/freezer. Wood effect flooring and door to the rear courtyard. SHOWER ROOM with a suite of large walk-in shower, wash hand basin and WC. Cupboard housing the newly gas fired boiler (newly fitted in 2023), ladder style heated towel rail, wood effect flooring, extractor fan and obscure glazed window.
