THE PROPERTY
Greystones is a fantastic Grade II listed six bedroomed property, attached at one side to a very pretty row of cottages, and situated in an idyllic location overlooking the River Wey. Having been owned by the same family for generations, there is something uniquely special about the house, adding to its overall character and charm that can only be appreciated when inside.
Arranged over three storeys, and with two staircases, the property benefits from very well-proportioned and light rooms offering fine views across the West Dorset countryside and has great versatility for a growing family or indeed multi-generational living.
The reception hall with its flagstone floor and original fireplace immediately sets the scene and leads into all the ground floor reception rooms, also incorporating the main staircase. The drawing room, which was once the coach house, is an exceptionally light and spacious room, with its double aspect sash windows, and plenty of space for the whole family to gather around its open fireplace.
There is a very elegant dining room, which is a magnificent and sophisticated space in which to entertain, complete with feature fireplace, built in china cabinet, and a large sash window framing the delightful views over the river to the water meadows beyond. It sits conveniently alongside the bespoke solid wood fitted kitchen, again with a lovely view over the meandering river that runs alongside and is complete with AGA (cream).
The second staircase forms a central pillar dividing the sitting room from the kitchen. This provides a cosy place to retreat and could equally be used as a breakfast area if preferred. There is also a particularly useful utility/boot room that leads from here and gives access to the outside.
Arriving at the first floor, a light and spacious landing area leads to the principal bedroom, two further double bedrooms and a large family bathroom. The second-floor layout is identical to the first, with three further double bedrooms and family bathroom. All bedrooms have the most wonderful outlook, albeit all slightly different, with far reaching views to the surrounding countryside, as well as the original fireplaces, adding to the overall character and charm of this wonderful home.
OUTSIDE
Approached via a communal driveway owned by Greystones, and shared with the neighbouring properties leads to double electric gates opening into an extensive and private gravelled driveway, offering ample parking and a detached double garage with store.
The fully landscaped gardens at Greystones are a true delight, affording a great deal of privacy and extend to just under one acre in all.
A pretty paved terrace to the side of the house offers the perfect spot to enjoy morning coffee. The extensive lawn is beautifully divided into two parts by the meandering River Wey, which is crossed via a pretty bridge. This whole area is interspersed with a variety of mature trees, flowering plants, and shrubs, together with boundary hedging creating a very peaceful and tranquil setting, with plenty of space to entertain, relax, grow, and play, a utopia for children, animals, and wildlife alike.
A further strip of land connected at the far east corner of the garden can also provide vehicular access from a track further along Nottington Lane. This could lend itself to a variety of uses and is far enough away from the house to retain a good deal of privacy.
All in all, this would make a wonderful family home, with layers of history, in an idyllic yet very convenient location.
