Our Seller's say:

"We moved to Old School Court in 2021 as we loved the layout of the home. As first time buyers we didn’t want a home that was too big to handle but also big enough for us to host friends and family. The home was also in the perfect plot with a large south-west facing garden which we just happened to find out after reserving! The front-door parking was also a big draw for us as we have re-located from Edinburgh where spaces are limited! We love the area as it’s nice quiet street and we have been incredibly lucky with a good group of neighbours around us and in the street. The development is always bursting with events during Easter/Halloween/Christmas for kids and adults to get involved in if they want to so there is a community feeling.  Being walking distance to both train stations (West Calder and Livingston South) means you aren’t too removed from city living. We love that our garden is south-west facing and we’re lucky to get the sunshine until 10pm at night during the summer. Having the living room to the back of the house with a direct door to the garden is also great as it means we have the advantage of indoor/outdoor living and it’s a great space when having friends and family over. We will miss the peacefuless of the house. It's the perfect space to switch off and relax but there is enough going on nearby to not feel too secluded. The garden will definitely be missed when we move but we also miss the main bedroom. You get the direct sunlight in the mornings and I’ll miss our recently fitted walk-in wardrobe. The 2nd bedroom is also nice space to either get ready for the day or to chill out. Whenever we fancy a treat we take a 10 minute drive to Fork & Field (we definitely recommend their Fajitas and Sunday roasts!) and also a good old chippy from Toninos both based in Mid Calder. It’s also handy being so close to Livingston Centre so we’ll do our shopping and grab some lunch there too. We like to go for big walks around the woods near Bellsquarry and in nearby Beecraigs."

Situated within the new vibrant Harwood Park development is this delightful 'Bonnyton' style home built, by Barratt three years ago. This three-bedroom residence epitomizes modern living in a beautifully landscaped, child friendly community. Enjoy the convenience of residents parking alongside the property's small front lawn and paved area.

Upon entry, a spacious hallway with dark wood effect flooring sets a welcoming tone, leading seamlessly into the contemporary kitchen at the front. Here, sleek grey high gloss units complement the countertops, with integrated appliances including hob, oven, hood, and free standing fridge freezer.  A utility cupboard adds practicality to the downstairs layout, alongside a convenient two-piece WC with LVT flooring. The heart of the home unfolds into a generously proportioned living and dining room, flooded with natural light through a feature glass rear door that opens onto the south-facing rear garden, enjoying a neat lawn and patio, perfect for outdoor relaxation and entertaining.

Ascend the stairs adorned with high-quality grey carpeting to discover a landing and three bedrooms, each boasting neutral decor for a serene ambiance. Two double bedrooms offer ample accommodation, while a versatile single bedroom can be easily utilised as a home office or study. The master bedroom benefits from a large storage cupboard with shelving and hanging space, providing ample storage solutions. Completing the upper level is a stylish white three-piece bathroom, featuring a mains shower over the bath, complemented by grey-toned tiled walls and LVT flooring, offering both functionality and elegance.

Extras included: All floor coverings, light fittings, blinds, integrated hob, oven and hood. Freestanding fridge freezer and washing machine.

Old School Court is situated in an exclusive modern development on the fringes of the popular village of Polbeth. Catchment schools are Bellsquarry Primary and James Young High. There are excellent road links to the M8 and M9 and train stations at nearby West Calder and Livingston South offering regular services to Edinburgh and Glasgow. The village has excellent local amenities and professional services as well as a good bus service. West Calder itself provides a good range of local shops and services including a doctor's surgery, post office, primary and secondary schools. Central Scotland and the north are easily accessed via the M8, with accessibility to both Glasgow and Edinburgh Airports and A70 link to Edinburgh approx 5 miles The surrounding area provides many recreational activities including shopping at the Livingston Designer Outlet, many equestrian facilities and several golf courses including the championship course at Dalmahoy, the Deer Park course at Livingston and the Harburn Golf Club. There are wonderful walks and hills in the district and shooting and fishing can be arranged on neighbouring estates and local lochs including Harperrigg Reservoir and Cobbinshaw Loch. Walking can be found in the nearby Pentland Hills.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
