A property at the heart of a community. We are proud to welcome to the market this incredibly well-presented stone-built 3 bedroomed home located in the popular town of Amble. The property benefits from an enclosed front garden which incorporates beach pebbles a lovely acknowledgement of its seaside location, gas central heating, uPVC windows, a wooden front door and all the other usual mains connections. This family home offers light and bright contemporary living in a superb location, within walking distance of the beach and is not to be missed. This home has been a successful holiday let but would also make a lovely family home.

Amble, Northumberland's friendliest port, offers a wide range of amenities including a supermarket, shops, doctors, Primary schools and a High school, health centre, pubs and restaurants including vibrant seafood eateries. There is still a working harbour, a marina and a popular Sunday market. Many of the things to do in Amble are based on the very thing that almost completely surrounds it - water. Watersports, sailing, canoeing, kayaking and fishing are all extremely popular. Amble is home to the UK’s only puffin festival, inspired by the colourful 36,000-bird colony nesting on Coquet Island, an RSPB seabird sanctuary a mile off the coast. Warkworth and Alnwick are a short drive away. Amble has a regular bus service to Alnwick, Ashington, Blyth and Newcastle, and it is approximately 4.5 miles to the mainline rail station at Alnmouth.

Entry is via the front door into a light and bright internal hallway which is neutrally decorated, has ceiling spotlights, and is finished with LVT flooring. There is a large storage cupboard available beneath the stairs.

A wood and glass door opens to an incredibly light and bright lounge courtesy of the large window overlooking the front. The ceiling rose and coving are pleasing in addition to the gas feature fireplace which showcases a neutral white surround and a granite back and hearth.

The lounge flows freely into the dining room with the same LVT flooring creating a seamless transition between the two rooms. There is plenty of space to sit and dine and an inglenook fireplace forms an attractive focal point. Stairs ascend to the first floor, a pair of French doors lead out to the rear garden and a wood and glass door opens to the kitchen which is in the extended part of the home.

The kitchen offers a good number of wall and base units with a wood effect door complemented by brick style splash back tiling and an anthracite-coloured granite effect work surface. There is a single bowl stainless steel sink, a chimney style extractor fan above a four-burner ceramic hob and an electric under bench oven, space and plumbing for a washing machine and a slimline dishwasher and space for a free-standing fridge freezer. The gas boiler is housed in a cupboard for ease of access and the space is finished with black floor tiles, ceiling spotlights and a large window overlooks the rear courtyard area.

Taking the stairs to the first floor, the landing with loft access above opens out to 3 bedrooms and the family bathroom. The stairs, landing and all bedrooms are furnished with an attractive neutral carpet.

The primary bedroom is a good-sized double overlooking the front of the property. This neutrally decorated room incorporates an original feature fireplace. Artificial lighting is by way of ceiling spotlights.

Bedroom 2 is to the rear of the property and is a good-sized double with ceiling spotlights enhancing the natural light. Another classically decorated relaxing space.

Bedroom 3 is a large single overlooking the front currently housing bunk beds but could accommodate twin beds if you so wished.

The family bathroom, entered via an original wooden door, comprises a white double ended bath with taps, a shower over with a waterfall shower head and separate shower behind a glass shower screen, a chrome heated towel rail, a dark grey vanity unit with a sink on top and a concealed cistern toilet with a push button. The space has been finished with marble effect wet walling within the shower area.

The rear courtyard is a good size and is a pleasant outside space in which to sit and unwind at the end of the day. There is a garage door and a separate door so, alternatively, a car could be housed within this space if you so wished.

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
