The back garden has a paved terrace outside the kitchen and a path leading to an outside sitting area in the corner. This is mainly down to lawn with gravel along the side of the house. It is enclosed by a high wooden fence.
Location
33 Kinkell Terrace is situated in an attractive, residential terrace on the southern edge of St Andrews. There is a field at the end of the terrace and there are views from Grange Road to the skyline of St Andrews with its church spires and cathedral tower.
The East Sands beach in within ¼ mile with the harbour at the far end. A footpath above the beach connects to the Fife Coastal Path which is a scenic walking route which runs along the coast of Fife and from St Andrews to Crail. The East Sands Leisure Centre is above the beach.
St Andrews is renowned worldwide as the 'Home of Golf’. The Castle Course is one of seven golf courses under the management of the St Andrews Links Trust. The Old Course is arguably the most famous golf course in the world and played host to the 150th Open Championship in 2022. There are many other golf courses in the area including the Duke’s Course, St Andrews Bay, Kingsbarns and Dumbarnie, along with traditional links courses at Elie and Crail.
St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.
Access to St Andrews by rail, road and air is good. Leuchars railway station (8 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with a wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.

From the roundabout at the east end of South Street in the centre of St Andrews drive south on Abbey Street (A917). Continue south along St Mary Street to the double roundabout at the edge of town.
