The seller comments:
"The loveliest thing about this flat is the sunny balcony in the mornings where you can enjoy a cup of coffee in one of the calmest, quietest spots in Elephant & Castle. Being on the first floor, and with supportive neighbours around, the space has always felt really safe and secure. There is everything you could want here. It's within walking distance of several tranquil, hidden-away spaces such as the beautiful Jamyang Buddhist Centre, the Tibetan Peace Garden in the Imperial War Museum Park, Vauxhall City Farm and the new gardens in Elephant Park. The area has changed a lot in the last decade, with more restaurants and bars such as Mercato Metropolitano, but it has retained its soul, for example we have the artisan studios in Pullens Yard and Colombian food and music in Elephant Road. The area is perfect for exploring London however you want - by bike, foot, train, bus or underground. The public transport connections are unbeatable and it's possible to get to major train stations (Victoria, Waterloo, London Bridge and Charing Cross in particular) quickly when you want to get out of London. I love how central I am, being able to stroll to the Southbank Centre in under half an hour or walk or bike across the river to Soho and Chinatown. While I love London, I am a countryside person at heart and so am taking a break from the city."
The property is conveniently located close to a variety of shops, cafes, bars and amenities, as well as numerous regular bus routes providing links into Central London and the City. Elephant & Castle station and Kennington station are also just a short walk away, offering fast and frequent underground and overground connections, with Borough, London Bridge and Waterloo also within a short distance.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on February 1, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 1, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 4, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
