Situation - Stoke Gabriel is a popular and sought-after village which lies in an Area of Outstanding Natural Beauty at the head of a creek on the River Dart about four miles south-east of Totnes. The older part of the village is in a conservation area near the River and Mill Pool and much of the area is a Coastal Preservation Area. The village has good facilities including a church, primary school, pre-school [2 to 5 yrs], village hall, post office, general stores and two public houses. The highly regarded River Shack Bistro & Restaurant is nearby, serving delicious food from Tuesday to Sunday.

Buyers see Stoke Gabriel as a lifestyle choice both because of the amenities that it offers and its thriving strong family social life and community spirit, with boating, canoeing and river trips on the River Dart on your doorstep. The village boating association also provides RYA sailing training for children and a year round calendar of boating events.

Description - Laurel Cottage is Grade 2 listed circa 17th century cottage constructed predominantly of stone under a thatched roof. The property is located in the centre of the village and has been run as a successful holiday cottage since the vendors purchased in 2001. The sale offers the successful purchaser a fantastic opportunity to continue holiday cottage lettings or to live in the property full-time. Much character of the property remains, particularly the exposed stone fireplace, the large chamfered ceiling timbers and two circa C17 moulded plaster rose and leaf decorations in the ceiling.

The vendors purchase an annual renewable permit for parking on the quayside, however there is parking available in the roads around Stoke Gabriel. Contents available by separate negotiation.

Accommodation - From the lane in Stoke Gabriel, an opening in the laurel hedge with a pedestrian gate, provides access along a slate and stone path up to the stable door of the cottage. Entrance into the large sitting/dining room with a quarry tiled floor and magnificent stone fireplace with slate hearth, housing a gas-fired wood burning imitation stove.

There is a staircase which leads to the first floor with a useful under stairs storage cupboard. There are two single glazed metal windows with window seats either side of the stable door. A timber sliding door, with a few steps, leads up to the kitchen/breakfast room, a later addition to the property, providing ample space to house a breakfast table. There is a fully fitted kitchen with a range of base and eye-level kitchen units with a 1? bowl sink, pull-out larder cupboard, Beko electric oven with a Hotpoint 4-ring hob with extractor over. There is a full-sized Sharp freestanding dishwasher and integrated Zanussi refrigerator with integrated Zanussi freezer below. Cupboard to the Worcester Bosch gas fired condensing boiler, with space and plumbing for a washing machine underneath.

From the sitting room a flight of stairs leads to the first floor landing with a door to bedroom 2 (double), with metal single glazed window to the front. This room is currently set up as a twin room but is large enough for a large double bed. Along the corridor is a doorway to bedroom 1 (double) with a range of fitted cupboards and hanging wardrobes around the bed, with a further range of fitted wardrobes and drawers on the opposite wall.

Within the array of built-in furniture, a pair of doors with a step leads up to the en-suite bathroom which has a further range of fitted wardrobes before entering the bathroom. The bathroom has a large enamel bath, vanity unit with a raised sink ,a separate walk-in shower with a Bristan shower attachment and shutters fitted to the metal window.

At the far end of the hallway is the family shower room with another walk-in shower with a Mira Excel shower unit, shutters fitted to the metal window. The shower room has a window overlooking the rear courtyard and garden area.

Outside - To the front of the property, and either side of the central footpath, are two areas of garden, one with established herbaceous plantings and a small area of lawn to the other side. A mature wisteria has been trained around the windows. The laurel hedge provides privacy and seclusion from the road opposite.

At the front of the property is a cobbled path leading round to the side, which provides further access to the rear gravelled area of garden bordered by stone wall and a privet hedge. Please note, this area of gravelled garden can also be accessed from the kitchen/breakfast room. From here a short flight of steps leads up to the terraced lawned area at the rear, with further laurel hedging and a bay tree at the far end. A pathway leads around the far side of the bay tree, where there is a cylindrical stone patio and a small garden shed for storage.

Totnes is a charming market town, built at the head of the River Dart's estuary in South Devon. It has good communications, being accessible via the A38 from Exeter, just 22 miles to the east. The town is acknowledged as a thriving New Age centre, where musicians, artists, natural health practitioners and craftspeople live and work with great success. A market is held twice a week, selling antiques, musical instruments, second-hand books, hand made clothing and local organic products. In short, not for nothing was Totnes voted the capital of New Age chic by Time magazine. With its numerous attractive listed buildings and ancient history, Totnes is a tourist hot spot and attracts a growing number of visitors annually. It has many distinctive features such as the Eastgate, an arch spanning the main street, Totnes Castle, a Norman edifice owned by English Heritage, the late medieval Church of St Mary and the Elizabethan House Museum, one of many authentic Elizabethan merchant's houses.
