Apartment for sale
Key information
Property description & features
- Tenure: Leasehold
There’s something quite evocative about the thought of discovering a minimal raw warehouse space in the original industrial quarter of the city fringe.
Handy then, that we’ve unearthed a 90s conversion of an old zip factory, that with minimal interventions provides an authentic and exciting blank canvas on which to unleash your inner interior designer.
It’s an expansive first floor space, completely open-plan and more or less untouched since its conversion. The kitchen at one end of the room is a highly sociable affair, with a large central island unit commanding much of this corner. The generous bathroom, simply styled, is located off the main reception.
Sun pushes through oversized sash windows which dominate either end of the apartment. The exposed industrial brickwork along one entire wall combined with the vibrant timber floors casts a warmth from front to back.
Outside, the handsome Victorian facade has thankfully been kept as authentic as possible, sitting neatly among similarly imposing former factory buildings.
Another pleasant surprise is just how quiet the location is given its proximity to the lively lunch, brunch and bar venues that surround Old Street and filter through to its vibrant neighbouring Shoreditch. There’s not much you can’t find for any taste or palate within yards of the front door.
If that’s still not enough, hop between Spitalfields, Brick Lane, Columbia Road and Broadway Markets at the weekend for a the full East London artisan experience, or head slightly further to Victoria Park or London Fields to swap the concrete jungle for a greener one.
For a slightly less frenetic time, head in the opposite direction to the Barbican. This urban village offers world-class cultural experiences through its art, threatre and cinema spaces along with formal dining and causal bars.
Transport-wise, Old Street tube (Northern Line) is literally just around the corner, or you can stroll into Spitalfields for the London Overground at Shoreditch High Street. In around the same time on foot, Liverpool Street opens up more options with the Central, Circle, Metropolitan, Hammersmith & City and Elizabeth Lines along with National Rail services including the Stansted Express.

Broadband availability and predicted speed: obtained from Ofcom on January 4, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 4, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
