Fairytale cottages do not come along very often let alone in urban London. A throwback to what Georgian Wood Green would have looked like, ‘The Mushroom House’ was formerly a lodging house for the gatekeeper and staff, of the Chilts House Estate. 

Built circa early 1800s, this effectively was the entrance to the estate, which everyone would pass through in order to proceed. A small winding road then led up to Chilts House, sadly demolished in 1895. Parts of the estate still remain however including ‘George Meehan House’, which is on the south side of Woodside Park was built in 1865, and was a private residence before being amalgamated into the estate in 1875, and then later into public hands.

It’s an incredibly rare example of how independent builders of the era (architects in their own right) put their own spin on property in London. Sitting on a huge plot, the garden has been re-wilded in the last year but is essentially a playground in its own right. The setting is something of dreams, set into a park but fenced off from wandering eyes. Despite the main entrance being on a bus route, you barely hear the traffic once inside.

Built around a central double brick chimney breast, wood beams & structural features are present throughout. The ground floor features a kitchen and living area that flows around the fireplace, with a front and back door providing access from all sides. Upstairs, two double bedrooms have been carved out, one retaining the brick fireplace. The bathroom has been stripped back to its beams and plastered in a beautiful way. There also is a loft space accessible from the hallway, perfect for storage year round.

Underfloor heating is present throughout the property, flowing just below lovely parquet flooring. The nature and construction of this building means it is kept remarkably cool in summer but retains heat well, rare for a Georgian era property in London.

Grade 2 listed by Historic England they describe the building as having the appearance of an ‘C19 Ornamental Dairy’, which is not far from its future potential. Haringey council (the freeholder) aspire for the next live/work commercial tenant to operate the property as something of benefit to the local community, although any business will be considered (present owner is a photographer!)

Woodside Park is a lovely setting that follows some of the original estate lines, and includes a nursery, playground and a bowling club! Wider Wood Green is an incredibly connected and well served area, with a huge shopping centre less than 15 minute walk. The surrounding food scene is fantastic, with multi-cultural shops and cuisine dotted along the route into the centre.

Earlham Primary School is less than 5 minutes away, just on the other side of the park. Sir Thomas Moore Catholic secondary is also next door, along with Mulberry Academy Woodside secondary school a bit further up the road.

Wood Green tube station is only a 10 minute walk and, linking with the Piccadilly Line into the city. Numerous bus routes, including several 24 hour buses, take you all over North London.
