ACCOMMODATION

Ground floor

The large hallway has lovely wooden parquet flooring, leading to all reception rooms. The main staircase leads upstairs, while there’s also a w.c.

The large dual aspect living/dining room runs the length of the house with a wood burning stove and patio doors leading to the rear terrace.

The kitchen is lovely and bright with fitted appliances and access to the side of the house.

To the front of the house there’s a large playroom with plenty of room for seating and a play area, ideal for young children and teenagers to have their own space to relax.

First floor

There are 3 double bedrooms, all with built-in wardrobes. Usefully, for children, the rooms have space for a bed, desk and chair for their own private, practical space.

The family bathroom is a generous size.

Annexe

From the living room, there’s an annexe with large living area, shower room and private staircase leading to a large bedroom. With the addition of a kitchenette, this will be a wonderful self contained annexe.

Garden

The rear garden is modest and paved, with plenty of space for seating and a BBQ area. The front garden is laid to lawn, while the driveway has space for 2 cars.

SELLER INSIGHT

Compton was ideal for me as I had school aged children and the Outstanding primary and secondary schools are both within walking distance – for schools, you really can’t beat Compton. I really liked the community feel too, it’s so friendly here, it’s been a wonderful place to raise my children.

The house is quite big, all the rooms are a good size and we’ve got plenty of reception space. The annexe has been perfect for my son through his teenaged years – he can have friends over and I can’t hear a thing!

I love the sitting room, it’s big enough for all of us and opens on to the patio so for BBQs it’s perfect, with plenty of space for people coming in and out. In the summer I have the door open most of the time, in winter I have the wood burning stove going which I absolutely love, it’s such a cosy room.

The garden is small but so easy to maintain. As a working mum I didn’t want the burden of a high maintenance garden, I just wanted a space for me and the kids to enjoy and it’s worked out really well. When they wanted to run around they went to the recreation ground, it’s got a huge field and play area that a lot of the local kids go to. The village is safe for kids to walk around which has been so important to us. The Ridgeway is just up the road too with miles of walk and amazing views.

Compton is such a friendly place to live, we watch out for each other so I’ve always felt very safe here. Our road has a WhatsApp group, I’ve never seen anything negative posted on it and if I needed something, someone would be here in minutes, that’s amazing! We also have a ‘Compton Chicks’ WhatsApp group for ladies, we meet up once a month for a pub dinner so I have a social connection. They’re a lovely group of ladies and again, never anything negative, just great people being friendly. I’ve made some great friends here and I’ll really miss them.

Although Compton is small we’ve got a lot here – if you have your main grocery shop delivered, you can get everything else right here. The shop is open 365 days a year, the pub is lovely and the hairdresser and beauty salon is really good, my daughters and I go there for a treat day sometimes. We’ve even got a doctor’s surgery.

For anyone green fingered, the allotments are just next to us. It’s a small allotment so it’s quiet and there are always available plots.

Over the years I’ve worked in Abingdon and Didcot, both of which are close. It’s easy to get everywhere from here, it’s an easy commute and the kids have had freedom to go where they want by bus, before they could drive.

The kids are grown now and I’m downsizing so it’s time to move on. I’ll miss the peace and quiet of Compton though. There’s no light pollution or noise so it’s very tranquil at night. And of course the community aspect, that’s been wonderful.

LOCATION

Compton is a small, friendly village in the Pang Valley in the Berkshire Downs, notable for being within walking distance of ‘outstanding’ state primary and secondary schools. This village is sought after for its quality of life and education, within easy reach of nearby Goring, Didcot and Newbury.

The village has great facilities with a shop, post office, pub, doctor’s surgery, beauty salon, hairdresser and barber. The recreation ground has a play area and football club. This is a safe community where neighbours are happy to help each other and where children can safely walk to and from school and the recreation ground. Compton offers a wonderful family environment.

Didcot

Didcot has seen significant development in the last few years. With new housing, facilities and shops it’s become a hub of activity for surrounding villages. The Harwell campus and Science and Technology Park in Milton are nearby, so this town is popular with commuters who value the local facilities, transport links and wonderful surrounding countryside.

The shopping centre has a great choice of high street and independent shops, restaurants and pubs and of course the train station has wonderful links to Oxford and London.

Drive in any direction and you’ll find pretty villages and quintessential country pubs with fires roaring in the winter and views over the surrounding countryside.

Newbury

The attractive market town of Newbury is delightfully compact, with shops, cinema, theatre, bars and restaurants all within a 5 minute walk of each other. Markets are held weekly in the town square, along with feature and seasonal markets.

The Corn Exchange Theatre has a full schedule of plays, cinema nights and family events. The town square plays host to several events each year such as a Christmas parade, fire festival and art shows which are well attended by local residents. Newbury Racecourse, along with regular horse racing, features big name concerts and seasonal events.

Goring

This pretty Thames-side town is popular for its great restaurants, pubs, independent shops and mainline train station. With lovely riverside walks, Goring attracts visitors from miles around, often via riverside walks.
