Property description & features

"We are a team of local builders who have been renovating Victorian terrace houses in Easton for over a decade. We know the area, its houses, and all their characteristics and quirks inside and out. We have worked on pretty much every street in Easton and Greenbank over the years. We chose Luxton Street because although it needed a lot of work, we could see straight away that it was a lovely quiet cul-de-sac close to the amenities and parts of Easton that we love so much, with lots of light and sunshine and great open views over the railway and Lower Easton. The neighbours are lovely, and because it's a small quiet cul-de-sac, everyone knows everyone and looks out for for each other, with children often playing football in the street. Luxton Street is just up the road from St Marks Road where we would regularly go for lunch and is just around the corner from the welcoming Plough pub our go-to spot for Friday evening after-work pints. We have really enjoyed the creative process of not only renovating the house to a high standard but also thinking about how best to use the existing structure to maximize the space and light while also having the creative freedom to give it a unique warm, homely, and Easton character."

Luxton Street, a quiet cul-de-sac, is positioned centrally in Easton and is largely made up of bay-fronted Victorian homes. Easton is a popular pocket of Bristol, being so close to the city centre and easily accessible by foot, bike, by road and by train. The Bristol to Bath Cycle Path is a particularly pleasant route for those travelling into the centre. At the same time, its proximity to both the M32 and the A431 to Bath make it an ideal spot for many. Easton is by no means, however, a dormitory neighbourhood and offers an abundance of community areas, events and activities and Luxton Street is central in this hugely popular area. Nearby, St Marks Road boasts a number of Bristol's finest independent shops and restaurants, such as Bristol Sweet Mart and the Thali Café, Garden of Easton, No.12 Café and the recently opened micro coffee roastery and café Radical Roasters. The nearest primary school is Bannerman Road Community Academy, with other nearby schools such as Whitehall and May Park also very well-regarded locally, further enhancing the appeal of the area to families.

With pops of colour in every direction, bolstered by meticulous design, a striking three bedroom on Luxton Street, benefitting from a stunning loft conversion and contemporary kitchen/dining area. The front exterior is well polished, which is noticeable as you approach the entrance door, leading to a traditional hallway with the stylish living room on your initial right, boasting the bay window. Moving through the ground floor, a W.C is located directly underneath the stairs and visible as you approach the dining area. The dining area, a vibrant space with contrasting décor' opens to the eye catching kitchen, with wooden worktops, quaint breakfast bar area and a skylight to maximise the natural light. The garden is mainly a well kept manicured lawn with a wooden decking/patio area and wooden plantation boxes bordering the perimeter. Progressing to the first floor, you are initially greeted by the stunning four piece bathroom suite, with tasteful light blue tiling and immaculate finish. Two large double bedrooms sit within the floor, providing plenty of space for storage options if necessary. The front bedroom benefits from multi-level ceiling heights, adding a significant amount of character to the room, along with a nice balance of natural light. The interior is then completed by the grand loft conversion, the largest of the three bedrooms in terms of floorspace, with eaves storage available at the back of the room. The property is also sold with no onward chain and benefits from a high EPC rating for a Victorian home.
