Description
INTRODUCTION
The land off Mattishall Lane constitutes a well-positioned block of arable and grassland that benefits from river frontage. The River Tud is a tributary that flows into the River Wensum just upstream from the cathedral city of Norwich. The grassland provides opportunity for environmental, amenity and leisure interest. The land boasts incredibly tranquil surroundings and is well positioned with a south facing slope.
SITUATION
The land is situated to the south of the village of North Tuddenham and east of the market town of Dereham. The main access to the land is off Mattishall Lane which dissects the two arable fields and pasture fields with all four of the fields benefiting from direct access off the lane. The A47 is only a short distance to the north of the land and provides excellent access to Dereham which is 5 miles away and the cathedral city of Norwich which is 16 miles away.
ENVIRONMENTAL POTENTIAL
We understand from the Natural England Catchment Plans that the land is located within the nutrient neutrality catchment area for the River Yare. It is also our understanding that the situation of the land and its frontage to the River Tud could potentially present an opportunity to provide mitigation. The land is positioned centrally with river frontage to the River Tud and purchasers are invited to make their own assessments of the potential planning and mitigation opportunities that it may present. There is a further opportunity for the buyer of the land to generate significant biodiversity uplift on the site, creating bio-diversity units for sale into the development market.
LOT 1 - ARABLE LAND EXTENDING TO APPROXIMATELY 38.03 ACRES
The arable land consists of two parcels either side of Mattishall Lane and is predominately classified as Grade 3 on the Agricultural Land Classification Maps. The arable land is of the Burlingham 1 soil series which is described as deep course
and fine loamy soils with slowly permeable subsoils. Such land is capable of growing high yielding cereal crops as well as peas and sugar beet. The land has been farmed for a number of years by a local farmer on an informal contracting arrangement. Historically, the south-facing slope of the arable land has drawn interest from a vineyard with a view to installing vines on the land. The arable land has undergone drainage work which feeds into the River Tud.
LOT 2 – GRASS MEADOWS WITH RIVER FRONTAGE 7.68 ACRES
Lot 2 comprises of grass meadows shown shaded blue on the lotting plan. The grass meadows run along the southern edge of the land with around 700 meters of frontage to the River Tud. The positioning of the land at Lot 2 provides the opportunity for leisure activities such as fishing or canoeing and could provide a multitude of environmental opportunities. Rich with flora and fauna the meadows are currently grazed with sheep and play host to a number of leisure, amenity and lifestyle benefits.
Acreage: 45.71 Acres

Broadband availability and predicted speed: obtained from Ofcom on April 19, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 19, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 15, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
