LOT 1 - ARABLE LAND EXTENDING TO APPROXIMATELY 38.03 ACRES
The arable land consists of two parcels either side of Mattishall Lane and is predominately classified as Grade 3 on the Agricultural Land Classification Maps. The arable land is of the Burlingham 1 soil series which is described as deep course
and fine loamy soils with slowly permeable subsoils. Such land is capable of growing high yielding cereal crops as well as peas and sugar beet. The land has been farmed for a number of years by a local farmer on an informal contracting arrangement. Historically, the south-facing slope of the arable land has drawn interest from a vineyard with a view to installing vines on the land.
