*Vendor's comments:* "We initially bought the house as our first home and could immediately see its potential: good-sized rooms, side access, an inviting garden and plenty of space to extend into the loft. The property's location was also very appealing, being a circa 12-minute walk from not only East Croydon but also West Croydon and Selhurst stations.
The house required a lot of attention when we first bought it and we completed the initial renovation in 2020. We then added the extra loft room and second bathroom in 2023 which has completely transformed the feel of the house; particularly with the skylight in the loft landing which brings in a lot of light.
We use the loft as a bedroom/nursery for our 3-year-old and also as an office. The architect’s original plan was for 2 bedrooms but we opted for 1 large one. The Juliet balcony means that we have some excellent views of Croydon’s skyline and it is lovely to be able to open the French windows on a sunny day.
We will miss the convenience of the house’s location. We both commute into Blackfriars and we can be in the office in less than 40 minutes from leaving the front door. Our son travels to his work near Victoria and his commute is even shorter. Equally, the shopping amenities, such as Marks and Spencer, in central Croydon are within walking distance and we also have a local Lidl which we use regularly. Our daughter currently attends the excellent nursery on the corner of Sydenham Road which is just a 5-minute walk from us.
We will also miss the quiet of the road and our neighbours. Although the surrounding area is urban, the road itself is noticeably quiet, something on which families who live in the countryside frequently comment. We know most of our neighbours in the road, many of whom have small children like ourselves and we know it will be unlikely that we have such a friendly mix of people in our next street.
We have now decided to move because our family of four and frequent family visitors mean that we require more space."

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 27, 2010 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
