A spacious and well presented two bedroom ground floor flat for sale in the popular area of Leytonstone. There’s a large reception room with a stylish kitchen area, two double bedrooms, a bathroom, gas central heating and a luxurious wraparound terrace garden. The immediate area offers exceptional amenities and transport links.
Part of a small, purpose built apartment building with well-maintained communal facilities, the apartment is accessed via a shared courtyard, which includes cycle storage, and leads on to a communal entrance. Entering the property itself, the private hallway provides access to each of the apartment’s spacious rooms. Decoration is simple and modern, with light walls and an oatmeal coloured carpet, which also extends into the two bedrooms. Immediately to the left is a useful utility closet which
includes plumbed in space for a washing machine with work surface and storage space above.
A little further down to the left is the large, contemporary bathroom which offers a white three piece suite comprising a W.C., vanity unit with storage and an inset washbasin, and a bathtub with wall-mounted shower attachment and glazed screen. There’s an illuminated mirror above the basin and a large chromed heated towel rail. Attractive gloss finish, stone-effect tiles span each wall and there are non-slip floor tiles in a complementary tone.
The hallway now turns right, where you’ll find bedroom two directly ahead. There’s room for a cosy double bed, wardrobes and additional storage furniture. A large south-facing window provides abundant natural light and there’s a large radiator for colder months.
To the opposite side of the hallway is bedroom one which is another good sized double room with an L-shaped layout and good natural light from its large window looking out to the rear garden.
At the end of the hallway is the fabulous open plan reception room and kitchen, which, with its large footprint and triple aspect windows delivers a real sense of space and luxury. To the right is the living/dining area which will easily accommodate a dinner table, sofas, an entertainment unit and free-standing storage. South-facing French windows flood the room with light and an additional east facing window brings in the morning sun. There are modern downlighters and a quality engineered timber floor which flows through into the kitchen area.
The L-shaped kitchen layout provides long runs of timber work surfaces with wall and base cabinets in gloss white and brushed chrome hardware. There’s an integrated oven and an inset gas hob with extractor above. Splashbacks in white subway tiles contrast with the walls above and around the wall cabinets which have been cleverly highlighted in dark slate blue to differentiate the kitchen from the living space. A window sits above the large stainless steel sink and a fully glazed door leads to the garden.
The rear garden which wraps all the way around the reception room is unusually large for this type of property and is laid primarily with low maintenance paving, bounded by planting borders.
This popular area of Leytonstone is blessed with exceptional amenities on the doorstep, including the independent shops and services on Leytonstone High Road, as well as nearby supermarkets and retail parks. Close by are exceptional hospitality businesses such as the quirky Mammoth Tap, Leytonstone Tavern, Homies on Donkeys, E11 Coffee Garden, Bocha Bocha Pizza and La Rioja London tapas restaurant. The area is well served by public transport, with both Leytonstone High Road overground station and Leytonstone Central Line underground station being just 5 minutes’ walk.
If you’re keen on more active pursuits, some of London’s best green spaces are just a short walk, including Wanstead and Leyton Flats, with Hackney Marshes, Queen Elizabeth Olympic Park and Walthamstow Wetlands nature reserve within easy reach.
Sellers comments
We have loved living in this spacious apartment over the last 6 years and will be sad to be moving on from Leytonstone. Having grown up close by, we have seen the area improve massively to become a real hub of culture and food, with new restaurants, coffee shops and wine bars popping up along the High Street. Our favourite pub has to be The Red Lion, with The Leytonstone Tavern a close second, where we enjoy a Sunday roast and live Jazz band. Back to Ours is a fantastic artisanal coffee shop just around the corner, and a meeting place of the community.
There’s an abundance of food choices, having several supermarkets and takeaway spots just a short walk away, namely Yard Sale Pizza, making it easy for home dinners and evenings in relaxing in the large living space.
We are super close to Wanstead Flats and Wanstead Park for gorgeous summer walks and nice running routes.
It is an easy and quick commute into Central London for work, just a 4 or 5 minute walk to Leytonstone Station, and even less to Leytonstone High Road Station.
The large outdoor space has been a saving grace during work-from-home periods and with the double doors and the kitchen door opening out, it is a great space for entertaining in the summer, as we are not overlooked at all. The living space/kitchen feel really airy as above them is just the outdoor balcony of the flat above, which isn’t utilised much, and gives a sense of real privacy.
With x2 equally large bedrooms, we had a perfect balance of personal space and communal space in the open plan Kitchen/Lounge. The utility room is a great bonus for washing machine/dryer and extra storage.
We are best friends who have been living together but have both met partners and feel that now is the right time to move onto the next chapter. Leytonstone really is the perfect balance between suburban and city life, and we hope whoever moves in loves our home as much as we have!

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on April 7, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 7, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 15, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
