Bright and spacious cottage in rural situation just outside St. Andrews

Description

Lumbo Cottage East is one of a pair of semi-detached former farm cottages. It has been extended and is deceptively large with accommodation extending to over 1,500 ft2 including four bedrooms and a study / bedroom 5.

The original part of the cottage is stone with the south extension being of harled construction under a red tiled roof. A conservatory has been added which opens into a landscaped terraced garden. The property is in good decorative condition. There is engineered oak flooring to the sitting room and corridor and PVC double glazed windows throughout.

The half glazed front door leads through a tiled vestibule to an inner corridor running the length of the house. The sitting room is a bright room with recessed shelves and an open fireplace with brick surround and wooden mantel.

The kitchen has a tiled floor and wooden units which incorporate a Belfast sink, fridge freezer, Bosch washing machine and dishwasher. There are skylights over the cooking area with a Rayburn oil fired range cooker / boiler with a wooden beam above. Glazed doors open into the tiled conservatory which links to the garden.

The corridor has a cupboard containing the hot water cylinder and coat hooks. The principal bedroom has its own tiled, en suite shower room. There are three further bedrooms and a study with a roof light which could be used as bedroom 5. The family bathroom is fully tiled with a separate bath and shower.

Garden:
Lumbo Cottage East is set in a garden of 0.12 acres.

To the west is a lawn enclosed by a low stone wall with a paved terrace along the front of the house. To the side of this is a gravel parking area with steps up to a paved terrace at the front door. Opposite the front door is a shrub bed, a gravel drying green and further terrace. The oil tank is in the corner.

The sheltered rear garden is an absolute delight. It was created by Splash Gordon who have a background in fine art sculpture and specialise in creating water gardens. There is a curving stone wall outside the conservatory with a flower bed and water feature on the level above. A terrace beside the conservatory has curving steps leading up to a raised terrace. This is backed by a further stone wall with a high wooden fence above, dividing off the neighbouring property. In the corner is a wooden garden shed.

Garage:
Lumbo Cottage East owns the left hand, single concrete-built garage in front of neighbouring Lumbo Cottage West.

Location

Lumbo Cottage East is set in a cluster of seven houses in a rural setting just outside St Andrews. The property is backed by fields and woodland. The 14th green of The Duke's Golf Course is opposite and Feddinch Golf Course (under construction) is immediately to the south.

Just along the road from the cottage is a gate onto the Lade Braes footpath. This is a scenic footpath which leads through fields and ancient woodlands, past Hallowhill and along the Kinness Burn all the way into the centre of the town which is under 2 miles away. Another path leads up to Craigtoun and The Duke's clubhouse. Craigtoun and Mount Melville form a small village away from the hustle and bustle of central St. Andrews while being only two miles from the town's shops, pubs and restaurants.

St Andrews is renowned worldwide as the ‘Home of Golf’ with seven golf courses under the management of the St Andrews Links Trust. The Old Course is arguably the most famous golf course in the world and played host to the 150th Open Championship in 2022. There are many other golf courses in the area including The Duke’s Course, St Andrews Bay, Kingsbarns and Dumbarnie, along with traditional links courses at Elie and Crail.

St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Access to St Andrews by rail, road and air is good. Leuchars railway station is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.

Square Footage: 1,537 sq ft

Directions

From the centre of St Andrews head west on Hepburn Gardens and continue out of town towards Craigtoun Park and The Duke’s Golf Course. Lumbo Cottage East is on the left after about ½ mile.

Alternatively take the A915 out of St Andrews past Morrison’s supermarket and the St Andrews Hospital. Take the turning onto the minor road on the right signposted to Craigtoun, immediately after the Cairnsmill Caravan Park. Lumbo Cottage East is on the right after about ½ mile.
