Particulars
Thistly Wood is a predominantly deciduous woodland located in the heart of the Lake District National Park [UNESCO World Heritage] extending to approximately 3.01 acres (1.22 hectares).

Over the years, nature and conservation have been the prime objectives for this charming parcel of amenity woodland. It comprises mature oak, beech, sycamore and spruce. There is well-established flora and fauna, including dense patches of wild garlic and watercress, as well as bluebells in the spring. The land slopes gradually down towards the south, revealing far-reaching views towards Ambleside and Lake Windermere.

The external boundaries consist of stone walls with wall-top wiring. There is also a post-wire fence on the southerly boundary of the woodland which runs alongside the track and public footpath.

An existing timber constructed tipi is situated within the woodland. This has been used for recreational purposes, including live music evenings overlooking the beautiful sunsets across the Langdale Pikes. There is also a convenient hard-standing parking area on the southern boundary and a quaint shepherds hut with a wood-burning stove is situated here, which is also included with the sale.

Thistly Wood presents a unique opportunity to purchase an idyllic woodland in the Lake District National Park which boasts wildlife, beautiful views, and endless opportunities for woodland management, conservation, recreation and family enjoyment.

Access
Thistly Wood benefits from a right of access along the private track marked pink on the sale plan. This track is conveniently located directly from Kirkstone Road and is suitable for 4-wheel drive vehicles. This track is also a public footpath.

The woodland can also be accessed on foot via the public footpath from Ellerigg Road.

Directions
There are two ways to access the woodland.

From the centre of Ambleside continue on the A591 heading towards Rydal before taking a right at the mini roundabout onto Smithy Brow. Continue along Kirkstone Road for approximately 0.5 miles. The access track to Thistly Woods is located on your left. Continue along the track for approximately 145m to reach Thistly Wood. Please note the track is only suitable for 4-wheel drive vehicles.

Alternatively, after taking a left onto Kirkstone Road, turn immediately left onto Sweden Bridge Lane. Continue on Sweden Bridge Lane for approximately 0.2 miles before turning right onto Ellerigg Road. The woodland is accessed on foot via the public footpath from Ellerigg Road.

Location
Thistly Wood is conveniently located 14.2 miles from Kendal town centre and lies north east of Ambleside in the Lake District National Park, just 1.2 miles from Ambleside town centre.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
