Particulars
Kirkhead Wood is a wonderful amenity woodland consisting of established ancient semi-natural woodland, extending to approximately 9.06 acres (3.66 hectares). It is a charming deciduous woodland hosting a variety of species including Ash, Elm, Oak, Birch and Sycamore. This delightful woodland also offers a vast variety of wildlife and habitat, with well-established flora and fauna, including bluebells in the spring. In addition to this, the woodland offers stunning views towards Morecambe Bay to the south-east. Boundaries to the woodland consist of post-wire fences and walls. The woodland presents a rare opportunity to purchase an idyllic, well-presented woodland which boasts wildlife and beautiful views with scope for future management.

There are three unique limestone caves: Allithwaite Cave, Kents Bank Cavern and Kirkhead Cave. Kirkhead Cave is one of the only three known Palaeolithic caves in Cumbria. It consists of a single chamber 13m long by 7m at its widest point. This extraordinary cave is rich in history and reveals some of the earliest evidence of human activity, with the first excavation taking place in 1850 and the most recent excavation in 1989. Excavations have revealed fascinating items such as the remains of animal and human bones, late Bronze age pottery and flints which suggested a late Neolithic occupation. In more recent years, Kirkhead Cave historically hosted some of the most unique parties in Cumbria, fondly known by many as the ‘rave in the cave’. Any future use would be expected to comply with the designations now covering the property.

Access
The woodland benefits from an existing right of access along the track marked pink on the sale plan which will be continued to the woodland via a new right of access marked purple on the sale plan over the adjoining land parcel which will be fenced off by the vendor after completion. Furthermore, we understand the property benefits from a right of access through the adjoining Blenket Wood Lodge Parks marked orange on the sale plan.
