THE PROPERTY
No.9 Mayfield Way is a well-proportioned detached bungalow presenting predominantly brick and part rendered elevations under a tiled roof and has been updated over recent years to include a new kitchen, bathroom and replacement windows. The entrance hall leads into a hall accessing the accommodation with an L shaped sitting room/dining room having front and side aspects, coved ceilings and a door leads into the kitchen, which is well fitted with a range base and eye level units and integrated appliances including a Bosch oven & microwave, AEG hob and Zanussi extractor hood. There is space and plumbing for appliances and a window and a door to the side. The bathroom has been fitted with a corner shower cubicle, inset basin and low level wc with a hidden cistern and cupboards, a towel rail and a side aspect. There are three bedrooms with wardrobes fitted in bedrooms two and three and bedroom one accesses the garden room, which has double doors opening onto the rear terrace.

OUTSIDE
To the front of the property is an open area of lawn with flower and shrub borders and a side driveway capable of standing several vehicles leading to a garage with an up & over door and a courtesy door to the rear leading into a large workshop. The rear garden, which is a good size, is predominantly laid to lawn with flower/shrub beds and borders, has two greenhouses, an ornamental fishpond and a large terraced area abutting the rear of the bungalow, ideal for alfresco dining. The gardens are a pleasant feature of the property and are enclosed by mature hedging and fencing.

LOCATION
Mayfield Way is a mature and well-planned cul-de-sac built in the late 1960’s, located on the western side of the village. Mendlesham is a well-served and highly regarded village with a thriving community and offers many amenities including a public house, bakery/stores, post office, health centre, primary school, fish & chip shop and a fine parish church. More comprehensive facilities can be found in the nearby town of Stowmarket, which lies just 7 miles to the south-west and the town of Diss, which is 10 miles to the north. Both towns offer a regular mainline train service to London’s Liverpool Street taking approximately 80 minutes from Stowmarket. There is also good access to the A140 and A14 arterial routes. The cathedral town of Bury St Edmunds offers a full range of schooling, recreational and shopping facilities, including the Arc shopping centre. Cultural amenities include the impressive Georgian Theatre Royal and the Abbey Gardens. The international airport at Stansted is about 63 miles away.

Broadband availability and predicted speed: obtained from Ofcom on December 16, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 21, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 8, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
