A unique country retreat

Description

Built in traditional stone in the grounds of a disused quarry, The Rose House has been lovingly renovated to create a spacious yet cosy country retreat, with all utilities included in the rent this is the perfect weekend home. A separate one bedroom annexe is also available by separate negotiation for those needing additional guest or staff accommodation. Each room has been thoughtfully decorated with a mix of colour, texture and light, behind every door is a new surprise.

The ground floor comprises large dual aspect reception room in a tribal theme with wood burning stove; quirky and functional kitchen with fridge, freezer, wine cooler and dishwasher and a bright and colourful dining room. Additionally there is utility / cloakroom with washing machine and dryer.

The first floor has three double bedrooms, all individually styled with ensuite bath/shower rooms. The principle bedroom is dual aspect with four poster bed and feature crystal bathtub. The second bedroom is more minimalist with sleigh bed and the third, slightly smaller room has a French feeling.

The second floor has a cosy attic bedroom with an antique Indian single bed and separate modern shower room.

Externally there is a large private courtyard, rose and herb gardens offering plenty of space for al-fresco dining and sunny spots for a morning coffee. Driveway parking for up to four cars is accessible by two sets of electric gates. The annexe has a large garden mostly laid to lawn which could be available by separate negotiation.

Please note: there is a small but deep pond (2m) in the courtyard and there is a studio space accessible from the courtyard that is excluded from the tenancy.

Sporting and leisure activities in the area include golf at Brailes and Tadmarton Heath, Soho Farmhouse and an indoor sports complex in Banbury; theatre at Warwick and RSC at Stratford-upon-Avon. Broadband availability and predicted speed: obtained from Ofcom on April 30, 2024

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 4, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
