Property description & features

"We moved here just after our eldest son turned one and it has been such a lovely house to bring up our family. We've since had twins and the space has worked so well for us all, especially with the garden, which is safe and contained. The studio in the garden has provided a real haven of peace and an additional creative space for me, which I will miss greatly. Our neighbours are absolutely wonderful and have been the icing on the cake of living here. It's a real wrench to move, but a new job calls us to the countryside."

Hudds Vale Road is an attractive residential street just to the East of St George's Park and within easy reach of Church Road. St George's Park is one of the city's most popular green spaces providing a kids play area, tennis courts, a cafe, a skate park, and a lake. St George has many exciting independent shops, cafes, pubs and restaurants, with this property near to the very popular Red Church and Orchard Café. On from this, the much loved Bristol Loaf and The Lock-Up are staples in this community. The shops and cafes of Easton are also easily accessible via the Bristol to Bath cycle path, including East Bristol Bakery, Garden of Easton, and Bristol Sweet Mart. There are several well-regarded schools in the area, meaning this is a popular area with families. For commuters, it is a short journey into Bristol City Centre by bus, bike or car, whilst also being just a short drive from Bath and the motorway networks as well. From this side of the City Centre, Bristol Temple Meads is just a short journey away.

Stylish and thoughtfully presented, it's evident the love and care that has been implemented into this fantastic three-bedroom home with the added bonus of a detached garden room/study. Downstairs there is a separate reception room at the front with period fireplace and bay window, a second reception to the rear of the house with doors onto the garden and a good sized galley kitchen with space for a dining table. Upstairs there are three bedrooms and a family bathroom. The garden is a great size with lawn and decked area and the current owners have built a garden room which would make a working from home space or workshop.

Broadband availability and predicted speed: obtained from Ofcom on August 8, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 8, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 4, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
