Description
Manor Farm is a fertile pasture and arable farm, running from the Manor House and farmyard, set in the centre of Ashby Parva village. The farm is one of six tenanted farms set amongst the Estates in-hand farm.

Farming History
Previously farmed for three generations by the Bevin family as a traditional livestock and arable farm, and more latterly a commercial sheep flock.

Farmland
A single block, nine small fields, intersected by the Leire Lane.

Soils
The fertile farm walks well and is mainly clay soils and base rich loamy soils, running to a lighter acidic soil at the eastern end adjoining the Old Gravel Pits.

Estate
The Goodacre Estate is a mixture of in-hand arable farming and land let out on Farm Business Tenancies (FBT). The Estate in-hand farm works with the tenant farmers over rotating land, seed grass and FYM. The support of smaller farming tenants over the last 30 years has been based on respecting the existing environment, land and soil improvement to provide sustainable farming.

Manor Farmhouse
The imposing Manor Farmhouse is still a traditional Victorian-style house inside but has recently had fan central heating and re-wiring completed with new bathroom and kitchen. There is still work to do. The farmhouse has a large walled kitchen and orchard garden to the north and a small garden on the southside overlooking the cobbled farmhouse yard.

The Farm Buildings
The farm buildings are set to the front and side of the Manor Farmhouse and consist of various traditional single storey buildings and yards, including a 45’ X 30’ portal framed hay barn, re-roofed pig styes and two fibre cement Nissan huts. The farm building refurbishment began this year.

The Estate accepts that the tenants may have other employment.

Services
