Our Seller says:
"We bought this as our first home after moving from East Lothian due to the lovely development, being close to the shopping centre and being only 16 minutes away from Edinburgh via Train. The school catchment area was key for us as we moved before our oldest child was due to start school and the house being in Bellsquarry Primary catchment was a big draw for us, especially as its within walking distance. The local woodlands are also great for walking our dog.
We love the size of the garden and the fact that during the summer, our decking gets sunlight for most of the night. It’s a great area to socialise during the summer and it’s a great size for kids playing. Our favourite room has to be the lounge. We do a lot of our socialising in this room and it gets the most sunlight during the summer. It's very spacious and gives plenty room for the kids to enjoy playing with toys or having some family time together.
As it's our first family home we will miss a lot about the house. Probably the garden the most. It's a great space to enjoy with friends and family.
As a family, we love to go to Almond Valley Heritage Centre, which is less than a 10 minute drive away and we are there almost weekly throughout the year. A great restaurant to go to in the local area would be Bistro19 at Harburn Golf Club – we have been numerous times and loved it"

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 9, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on January 18, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
