This excellent family home has many benefits that need to be seen to appreciated in full. Tucked away in the corner of a mature residential development on the fringes of the ever popular Erw Haf development which itself is on the edge of Llanwrtyd Wells, yet handy for all the amenities it provides. The grounds of the property are generous, and provide privacy as well as lovely gardens.

From Erw Haf, the property is approached over a private driveway which leads up to the garage, whilst providing ample parking. The property has the benefit of an enclosed porch to the front, and internally, the accommodation briefly comprises a generous kitchen/dining room, with plenty of space for food preparation, cooking and dining, whilst overlooking the rear garden and having the benefit of an external door. The hallway also leads to a large, L-shaped reception room, enjoying triple aspect windows flooding the room with natural light, and with ample space for dining and relaxing, overlooking the side and rear gardens. The downstairs accommodation is completed by two bedrooms, one a large double, and the second a good-sized single, both having the benefit of built-in wardrobes. The entrance hallway also gives access into the integral garage, with sink set into a working surface, as well as the central heating boiler and system controls for the solar panels.

On the first floor, there are two large double bedrooms, both enjoying striking views to the rear, and the master bedroom enjoys an en-suite shower room off it. The landing itself is of a good size, and would make a lovely space for a home office, should the new owners wish.

Externally, the property has the benefit of the aforementioned tarmacadam driveway, and to the rear is a good-sized lawned area, with patio area immediately outside the access into the kitchen. There is a further expansive lawned area to the side of the property, which is also home to the LPG tank.

With no onward chain, this excellently proportioned and positioned family home must be viewed to be appreciated in full.

N.B. Any sale agreed is subject to probate being granted, which has been applied for, and should be granted within the next month.

Llanwrtyd Wells is one of the smallest towns in Mid-Wales, sitting astride the River Irfon. With a population of approximately 850, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – The upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.

They have estate agency, lettings and surveying departments currently covering Abergavenny, Brecon, Builth Wells and the surrounding villages. Although a new partnership David James was established in Brecon in 1986 and Dean & MacMahon in Builth Wells in 1992. The partners are David James FRICS, who is in charge of estate agency, Adam Dean FRICS, who is in charge of the survey department and Kathryn James who looks after administration.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
