As soon as you walk through the Rock front door you are greeted with a sense of warmth that continues throughout this open and bright home. One of my many favourite features of the house are the large Italian porcelain tiles that give a real wow factor.
Moving through the hallway you enter into the gorgeous open plan kitchen, dining room and cosy snug. The kitchen island is huge with space enough for a breakfast bar. Just off the kitchen and tucked away is a good sized utility room that conveniently opens into the garage with its handy electric door and easy access to the annually serviced combi boiler.
Having spared no expense in the kitchen area, all of the worktops are granite and the cupboards are solid wood. The space features underfloor heating and the Velux skylight in the pitched roof of the dining room is remote controlled. The appliances are AEG including an induction hub, for safer and healthier, gas free cooking.
Bifold doors from the dining area open out onto an ample 82’ garden. The decking area here has electrics already and you’ll notice that the garden is low maintenance, being finished with top quality Astro. With the length of the garden you are assured a sunny section throughout the day and into the evening. At the rear of the garden there is a concrete base and SWA ready for a summer house installation for which planning has already been approved.
Back inside and on your way upstairs you’ll pass by the W/C and a separate living room where you can cosy up and enjoy the log burner in the Winter or open the windows and privacy blinds to let in the sun and the breeze on a bright Spring day.
Up and off the landing are the four bedrooms of which three are double. The primary bedroom features built-in wardrobes. The large family bathroom is well done and conveniently has a separate walk-in shower.
The loft is easily accessible and is fully boarded. Another fabulous feature of this house, as if you weren’t keen already, is the granted planning permission to extend up into the loft for a massive fifth bedroom with en-suite.
In 2016 the home was extended. At that time the windows were upgraded, a new central heating system was installed including a new combi boiler and new radiators. The home was completely rewired and replastered throughout. The internal doors were replaced and the heat and smoke alarms were wired into the mains.
This wonderful home is situated at the bottom of the hill that Graham Avenue runs up. Broxbourne Station is less than a mile away with great links to London Liverpool Street (28- 35 mins) and Tottenham Court Road (13-20 mins). A good selection of shops are nearby too. One of the most desirable things about this location and indeed about Broxbourne are its fantastic schools including the newly built Broxbourne Secondary School* and well regarded Robert Barclay Academy. Standing out from the crowd are Sheredes Primary School and Broxbourne JMI both rated Outstanding by Ofsted.
Having lived in the area for more than ten years myself, one of my favourite things about Broxbourne are all of green spaces to enjoy, the nature of the Broxbourne Woods and the waters and activities to be had on the New River and River Lea.
* Ofsted Outcome: “The Broxbourne School continues to be listed as an Ofsted Good school. There is enough evidence of improved performance to suggest that the school could be judged Outstanding if we were to carry out a graded (section 5) inspection now. The school’s next inspection will be a graded inspection.”
Welcome home and thank you for your time. I look forward to hearing from you and meeting you at your viewing.
All the best,
Cara

Broadband availability and predicted speed: obtained from Ofcom on June 10, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 10, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on April 3, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
