  • Friendly, pretty neighbourhood at end of long cul-de-sac
Occupying an elevated plot at the end of a quiet and long cul-de-sac, this home has beautiful, colourful gardens and panoramic views over Matlock town up to Riber Castle. Coming onto the market for the first time since it was constructed in 1970, the house and gardens have been lovingly tended, creating a wonderful family home.

On the ground floor is the integral garage and an entrance hall leads through to a bedroom with en-suite shower room and direct access out into the gardens. On the first floor, the living areas comprise a large L-shaped living room-diner, a recently updated kitchen and large conservatory. The upper floor has three good sized bedrooms, the family bathroom and a substantial 'loft' space which is easily accessed through a door rather than a loft hatch.

To the front of the home is a wide driveway with parking for four or more vehicles, together with an easy-to-maintain rockery garden. At the rear are the breathtaking main gardens, with a substantial rectangular lawn, two large dining patio areas, summer house, shed and multiple flower beds that are bursting with an array of colourful plants and trees. The garden has a gate with direct access to the wooded countryside beyond.

The home is located in the popular Starkholmes area of Matlock. Matlock is one of the most famous towns in the area, nestled on the border of the Derbyshire Dales and the Peak District. It has a thriving town centre (a recent report noted it was in the top 5 towns in the UK for increased footfall since the pandemic) and natural attractions aplenty all around. Chatsworth House, Peak Rail, The High Peak Trail and the similarly bustling market towns of Bakewell and Buxton are close by.

Front Of The Home - Situated above a green at the end of a lovely long cul-de-sac, this home has a paved driveway with space for four or more vehicles to park comfortably. The rockery garden on the right has a wide range of colourful plants, trees and bushes including an elder tree, New Zealand flax and Hinoki cypress.

Each home surrounding the central green across the road owns a portion of the green - the front boundaries extend onto that space and the homeowners have a low-cost communal account to fund the upkeep and mowing of the green.

Steps lead up to a path, which runs around the right-hand side of the home to a decorative iron gate, set within a brick arch. That leads through to the rear garden. On the left, at the top of the driveway, is an integral garage. Neat European beech hedges form the boundaries on the left and right. There is an outside tap and, beside the front door, an outside light with electricity cabled to provide power and lighting in this front garden.

Enter the home through the uPVC half-glazed front door, which has a chrome handle. To the right is a full-height glazed panel with letterbox.

Entrance Hallway - This carpeted wide entrance to the home has a useful cupboard on the right, with a hanging rail - the perfect place to store coats and footwear after a hearty local walk in the countryside or back from town. There is a radiator, ceiling light fitting and skirting boards. A door in front leads through to Bedroom Four whilst stairs on the right lead up to the lounge-diner.

Bedroom Four - 4.45 x 2.75 (14'7" x 9'0") - This double bedroom has a wide south-facing window, providing views of the rear garden. The room is carpeted and has a radiator, ceiling light fitting and door through to the en-suite shower room.

Bedroom Four - En-Suite Shower Room - 2.7 x 1.55 (8'10" x 5'1") - Interestingly, this room has a door (with frosted glazing) leading out to the rear garden - so it's very useful for anyone working or playing in the garden to use without needing to go through the main house.

The cubicle in the corner houses a Mira electric shower. It has curved sliding glass doors. There is a ceramic pedestal sink with chrome taps and tiled splashbacks on the wall. In the right-hand corner is a ceramic WC with cistern and flush. There is a wall-mounted mirrored cabinet, radiator, ceiling light fitting, extractor fan and large frosted double-glazed window, also looking out towards the rear garden.

Living Room-Diner - 6.3 x 5.3 (20'8" x 17'4") - The eye-catching large curved bay window has 24 timber-framed panels (3 rows of 8) providing magnificent panoramic views over the green in front and then over rooftops to Matlock town, rising up on the opposite hillside. It is a wonderful vantage point with so much to look at in all seasons.

This large L-shaped room is carpeted and has plenty of room for living room furniture, as well as a dining table around the corner by the kitchen.

The room is carpeted and has two radiators, skirting boards, ceiling coving and two ceiling light fittings. A gas fire sits upon a tiled hearth, with a brick and mahogany mantelpiece. A sliding timber door with large glazed panel opens into the kitchen and there are sliding patio doors to the conservatory.

Kitchen - 3.4 x 2.65 (11'1" x 8'8") - The well-designed kitchen includes new cabinet doors and a tiled floor. There is an L-shaped worktop with lots of cabinets above and below. Within the worktop is an integrated stainless steel four-ring gas hob with extractor fan above. Below the worktop is space and plumbing for a washing machine. There is also a chest-height oven with combi-oven above, plus space for a full-height fridge-freezer.

In front of the window looking out to the conservatory is an integrated 1.5 sink and drainer with chrome mixer tap. The kitchen includes a radiator and a uPVC glazed door leads through to the Conservatory.

Conservatory - 4.35 x 3 (14'3" x 9'10") - We love this bright and airy room, which - thanks to underfloor heating and a modern vertical radiator - can be used comfortably all year around. Lots of glazing on three sides and the roof bring lots of natural light flooding in and each window has fitted blinds, meaning it's easy to shade the room as you wish. The conservatory has a tiled floor and wide sliding doors leading out to the magnificent garden. It has a pitched roof, wall lights and plenty of power points. This is a large, fantastic place for family and friends to gather in the heart of the home between the kitchen, large living-dining room and the garden.

Stairs To First Floor Landing - The carpeted stairs lead up from the living room and have a balustrade on the left and handrail on the right. The landing is also carpeted and has doors to three bedrooms, the bathroom and handy loft access through a door, rather than a loft hatch.

Bedroom One - 3.42 x 3.34 (11'2" x 10'11") - Situated at the rear of the home with wonderful views over the long garden, this spacious double bedroom is carpeted and has plenty of space for a bed and bedroom furniture. It has a radiator, ceiling light fitting, skirting boards and ceiling coving.

Bedroom Two - 3.92 x 2.73 (12'10" x 8'11") - Another double bedroom, this has arguably the best views in the entire home. The panoramic vista stretches from Riber Castle up to the east, panning over countryside, with Matlock town spread across the hillside opposite and all the way round to more countryside to the west.

This bedroom is carpeted and has a radiator, ceiling light fitting, skirting and ceiling coving. There is plenty of room for a double bed and bedroom furniture.

Bedroom Three - 2.91 x 2.72 (9'6" x 8'11") - With lots of deep fitted wardrobes and a cupboard with shelving, this is a roomy single bedroom but could be another double bedroom should you opt for free-standing furniture. Those fitted wardrobes - and most storage added within the home - were designed and built by carpenters and joiners. In this room, the wardrobes include lots of hanging rails, shelving and an ingenious footwear storage unit. The room has more of those panoramic views. It is carpeted and has a radiator, ceiling light fitting, skirting boards and ceiling coving.

Bathroom - 2.32 x 2.09 (7'7" x 6'10") - We love a bathroom with a bath and separate shower cubicle and this is one of those. The bath has a chrome mixer tap and the cubicle has sliding glass doors with a mains-fed shower. Tile-effect vinyl flooring complements the floor-to-ceiling tiles on the walls.

The vanity unit has an integral ceramic sink with chrome mixer tap and a capsule WC with integrated flush, together with a cupboard below the sink.

The bathroom also includes a large frosted double-glazed window, mirrored wall cabinet, radiator, ceiling light fitting and extractor fan.

Loft - 7.35 x 4.2 (24'1" x 13'9") - From the landing, a door opens into the large and convenient loft space. The initial space is a cupboard with lots of shelving on the right. A door opens into the loft space in front of you. This is boarded and has lots of storage and lighting. From here, you can see a huge amount of insulation which is positioned above the ground floor, helping to warm the home and reduce energy bills. The new boiler, purchased in 2023, is situated within the loft.

Integral Garage - 4.7 x 2.75 (15'5" x 9'0") - Accessed from the driveway, the garage has power and lighting and sufficient room for a small vehicle.

Rear Garden - Accessed from the conservatory and also via a gate at the right-hand side of the home. There are large, wide dining patio areas on the lower two levels, with plenty of space for dining tables and additional seating. At these levels, there are several gravel areas (the one to the left was previously a large koi carp pond) with low-level stone walls and central steps leading up to the large main garden. This is mainly laid to lawn, with two copses of trees and bushes on the right and in the centre. These include a Japanese barberry, honeysuckle and spruce trees.

There is a large shed on the right, a pretty octagonal summer house on the top right and an arbor with room for a love seat within it, in the top left corner. Beyond this, a gate leads directly into wooded countryside. The garden is bordered on both sides by a long, well-tended European beech hedge.
