FANTASTIC SIZED THREE DOUBLE BED, THREE STOREY SEMI-DETACHED FAMILY HOME WHICH HAS HAD EXTENSIVE IMPROVEMENTS SITUATED IN THE POPULAR VILLAGE OF HILTON!
Our Agent Sam Says:
“This is the best example of this type of three storey home, the kitchen diner is a beautiful space with a breakfast bar and space for a family table and chairs. The current owners have added a sun room to the back of the property giving it an extra reception room and it is a lovely space to sit and look out over the garden. They have also added a porch to the property which is a really handy space for coats and shoes. The bedroom sizes are a fantastic size and are all double rooms. The master is especially big with plenty of wardrobe space. The master also benefits from an en-suite shower room which has been recently re-fitted along with the family bathroom and the kitchen. It really does have plenty of space for a family and has all been done to a very high standard!”
Our Sellers Thoughts:
“We hope you enjoy our home as much as we have for the last 20 years.
We bought our house from new and over the years have made changes to turn it into the cosy, stylish and flexible home you will see.
Otter Street is a small, friendly cul-de-sac within easy reach of all Hilton has to offer”
The Area:
The village of Hilton is a fantastic family village and has something for everyone in the family. There are two Primary Schools, Hilton Spencer Academy and The Mease Spencer Academy which both feed through to John Port School in the neighbouring village of Etwall. Within Hilton there are also plenty of essential amenities including, a doctors with two pharmacies, The Post Office, several nurseries, Tesco Express, Aldi and plenty of takeaway food options. Hilton has several hair and beauty salons, a bakery, pubs around the village, a village hall and a number of play areas for children. To the back of the village hall there is a skate park, football pitches and a tennis/football court. The buses which run through the village provide a service which goes to other local villages as well as into Derby City Centre and Burton Town Centre. It has easy access to major road links with the A38 and A50 both just a couple of minutes’ drive from the village and the A516 to Derby.

Broadband availability and predicted speed: obtained from Ofcom on April 9, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 9, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
