Property description & features

  • Tenure: Freehold
This unique property has been converted in 2013 from an 1820’s Lincolnshire flour Mill and Bakehouse. The property is full of character and is a perfect choice for a buyer searching for an individual home that is a little quirky whilst still catering for a modern lifestyle with echo features.

Outside there are landscaped grounds to enjoy and a woodland.

The Mill was acquired by the current owners in 2008 who then embarked on their journey to renovate, and the project took five years to complete. The quality of workmanship resulted in their being awarded a Building Excellence award for outstanding construction and workmanship on the completion.

Step Inside

A half-glazed entrance door with matching side panels opens into a spacious entrance hall with access to a loft room via a pull-down ladder, it may be possible subject to planning and building regulations to add a fixed staircase to create an additional bedroom.

The Mill side is apparent within the hall from the curvature of the wall, where there is a cloakroom with a two-piece suite. A second latched door opens into the mill snug with a window looking over the front and a half-glazed entrance door opening to the side aspect. Leading off the snug is an impressive, curved oak staircase which was constructed by a skilled local joiner to the first-floor bedroom with a built-in wardrobe and an en-suite shower room, fitted with a traditional three-piece suite. The third floor of the mill can only be accessed via a pull-down ladder and is currently used for storage. The current owners have previously used it as a study and workspace.

The main entrance hall also has a heated storage cupboard, excellent for airing clothes and doors to the kitchen and sitting room. The kitchen is fitted in a range of traditional shaker style cabinets with granite working surfaces and access to a utility space with storage cupboard.

The comfortable dual aspect sitting room is set around a brick fireplace with an electric stove style fire. A door opens into a lobby which serves two double bedrooms and a family bathroom with a three-piece suite. From the main bedroom a door opens into a boiler room with an 18kw log burner which powers the underfloor heating system via a 2000 litre heat storage tank. There is also a water softener, the sprinkler system controller, and an inverter for the 4kw solar panels. ( A further 2kw of solar panels on the garage roof have a separate inverter). Double doors open into a secluded garden.

Step Outside

A gated entrance opens onto a gravelled drive sweeping to the front of the property. There is a gated access to the side and rear garden from the drive to the side of the mill building. The entrance drive is flanked by a lawned garden with a high hedge boundary. There is a detached brick-built two-storey garage with a personnel door and twin windows, and a staircase leading to a first-floor storage room. Further storage and workspace is found in the lean to at the east end of the building. The garage has electrically operated wooden double doors that open from a concrete sloping drive directly from Mill Lane.

An arched timber gate is set in a high brick wall opening into the garden referred to as “The Secret Garden” by the vendor. This landscaped garden has pathways and seating areas and a timber summer house. There is also a raised decked terrace with balustrade which runs from the secret garden down the length of the property to access the rear garden patio.

On the south side of the property is just under an acre of land which has been planted by the vendor to form a woodland. Along the south part are about 1500 willows which are ideal for providing fuel for the log burner. The remainder is a mix of native tree species forming a beautiful natural environment for a range of animals including deer, badgers, rabbits, foxes and numerous bird species.

Directly to the rear East side of the property is a paved patio accessed from the rear lobby which looks over a raised lawned garden.
