Property description & features

"We have loved living on Sloan Street for the past 6 years. From the friendly neighbours to the beautiful St George's Park less than 100 yards away, there is always a homely feel. We honestly think this is the best park in Bristol, it has a great play area for the kids (and adults), a newly renovated pond which is great for feeding the ducks (and heron), and if you like jogging with great scenery, this is the one for you. Our garden is not overlooked, is really quiet and gets the sun all afternoon until sunset. We regularly have BBQs through the summer, but it's also great for a summer morning brunch just looking at the flowers and listening to the birds. On Friday nights, we will often have a few drinks at the local pub, The Dark Horse, which has an open fire and serves some great local beers and ciders. But nothing beats a trip to Loaf for great coffee and pastries."

Sloan Street is one of the most desirable streets in St George as it leads directly onto the Park, one of the city's most popular green spaces providing a kids play area, tennis courts, a cafe, a skate park, and a lake. St George has many exciting independent shops, cafes, pubs and restaurants, with this property near to the very popular Red Church and Orchard Café. On from this, the much-loved Bristol Loaf and The Lock-Up are staples in this community. The shops and cafes of Easton are also easily accessible via the Bristol to Bath cycle path, including East Bristol Bakery, Garden of Easton, and Bristol Sweet Mart. There are several well-regarded schools in the area, meaning this is a popular area with families. For commuters, it is a short journey into Bristol City Centre by bus, bike or car, whilst also being just a short drive from Bath and the motorway networks as well. From this side of the City Centre, Bristol Temple Meads is just a short journey away.

This charming two bedroom Victorian terrace offers the perfect opportunity to those looking to get on the ladder in one of the most popular neighbourhoods in Bristol. The ground floor features a snug front reception room with exposed hardwood flooring, high ceilings and a fitted log burner. The back of the property is comprised of an open plan kitchen dining room which spans the width of the house. The kitchen leads on to a separate utility/storage space which then leads out to a low maintenance, private rear garden. Upstairs there are two good sized double bedrooms and a modern bathroom.

Broadband availability and predicted speed: obtained from Ofcom on November 4, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on November 4, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 4, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
