An exceptional two bedroom ground floor flat for sale in popular Leyton. There are two double bedrooms, an elegant bathroom and a fabulous family room with a high quality stylish kitchen and space for dining and lounging. Outside there’s private parking, a courtyard and a rear garden with a timber outbuilding.

The property is set on a quiet cul-de-sac and occupies the ground floor of an attractive terraced Victorian villa. There’s off-street parking to the front - a real luxury in this part of London - with a separate footpath leading to the porch.

Through the front door is a shared hallway which offers access to the flat’s own private hallway, from which each of the flat’s rooms are accessed. The hallway also has built-in storage and a bench with shoe storage below. Decoration is simple and modern with light painted walls and high quality engineered timber flooring.

The first room, to the right, is bedroom one, which has retained original features such as deep coving, an ornate cast iron fireplace and sash widows. There’s an alcove which would be the ideal space for a large wardrobe, with space left over for a comfy double bed and additional storage furniture. Alcoves either side of the fireplace have built-in bookshelves and there’s a large radiator below the window with attractive dark painted floorboards.

Next along the hallway is bedroom two which features integrated hanging and storage space in the alcoves either side of the attractive fireplace. The contemporary decoration offers light grey walls and slate grey painted floorboards. A fully glazed door leads out to a delightful little courtyard patio with terrazzo style flooring and extensive planting to provide a real tropical feel – a brilliant design touch.

The next door leads to the stylish house bathroom which includes a combined w.c. with hidden cistern and a vanity unit with a ceramic countertop basin – plus a bathtub with rain shower above, and additional handheld shower head and glazed screen. Clever decoration includes tiled splashbacks, two-tone walls in white and steel blue and real stone travertine floor tiles.

The final room at the end of the hall is the fabulous family room which is housed in a spectacular modern extension with large skylights, French doors to the garden, a built-in window seat overlooking the garden and another glazed door to the courtyard patio. The kitchen area features a long run of light work surface with contrasting dark flat panel wall and base cabinets, plus an integrated oven with induction hob above and a stunning teal green backsplash.

Flooring in the kitchen area is the same terrazzo finish found in the courtyard and in the living area is a continuation of the timber floor from the hallway, further evidence of the well-considered design and flow found throughout the property.

The private rear garden has a brick terrace area, which leads to a lawn bordered with mature planting and a further secluded, gravelled seating area in front of a large timber garden building.

Leyton is a lively and popular area benefitting from exceptional amenities. The property is situated less than 50 metres from Leyton High Road offering an extensive array of shops and restaurants with other hospitality venues close by, such as the Unity Café, the Bread & Oregano Greek café and the Horse & Coaches pub. The area is served by excellent transport links, with Leyton Midland Road Overground station and Leyton Central Line tube station being 10 mins away, as well as excellent bus services and easy access to Stratford International railway station. Leyton is centrally located between a number of London’s best public open spaces including the Marshes and Olympic Park.

Sellers comments

Tennyson Road is a quiet and very friendly street. We bought the house just over 5 years ago and have lovingly renovated it and done much of the work ourselves. We have now outgrown the property and are looking for something a bit bigger, plus a bit of a new project.

When we bought the property, it was in a very sad state but we could see the potential of the house, with a large private garden and its own driveway. We have added sound insulation in the front rooms, and new floors and have replastered and redecorated. We restored the marble fireplace and added another. In the driveway, we laid new setts and added new UPVC sash windows.

At the rear of the house, we have added an extension with a new bathroom, new kitchen, new boiler and all new appliances. We also built a bespoke bench seat to make the best use of the space and laid engineered oak flooring. All of the paint used is clay paint which is eco-friendly and has a nicer finish than regular paint.

We have totally redone the garden which was a mess of brambles when we bought the flat. I’m a garden designer and have added a new patio, a seating area at the back of the garden, and flower beds full of perennial low-maintenance plants which are wildlife-friendly. We now have so many bees and other beneficial insects visiting the garden.

There really isn’t anything that needs doing to the property! It’s completely ready to go. The location of the flat is really handy, just 5 minutes from Francis Road, a great yoga studio, and the best Indian restaurant in London (!) Masala India.

Live-in local estate agents in Leytonstone and E11 As a husband and wife team with over 50 years’ collective experience in property sales and lettings, we’ve been your local estate agents since the late nineties. In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much. Over the past two decades we’ve grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look. We’re able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone – you just need the right support to help you find it! Whether you’re looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the ‘hubub’, our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we’ll always offer you 100% honest advice. Family Run and Community-Centric There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home. We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital – so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other. We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years. Having rented and bought our own first properties here, we’ve grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather! The real difference at Trading Places is that once our working day is done, we don’t head home to another community – because our home is where our heart is and we wouldn’t want to be anywhere else. Experienced, accredited and award winning While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously. During our time here, we’ve helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community – we’ve even sold many homes several times over, seeing them change through the years. We’re also accredited and registered: The Guild’s member for E11 The Property Ombudsman Propertymark ARLA Propertymark NAEA Safeagent And have won multiple awards too: The Best Estate Agents Guide AllAgents The British Property Awards Three Best Rated Agent Agent Tracker (no longer operating) We think all good relationships start with a friendly chat, so why not get in touch and let us know what you’re looking for – we’re completely confident that our local estate agents can help.
