Description

Easter Campsie is a Victorian farmhouse and steading which was transformed in 2009 into one large country house with six bedrooms, spacious entertaining rooms, informal rooms, an indoor swimming pool and a variety of studio/work spaces. A traditionally constructed oak and beech frame was incorporated into the steading giving the rooms fabulous character. Whilst the farmhouse has a cosy and traditional feel, the steading has a lofty and more contemporary interior. Intriguing pieces of architectural salvage are incorporated into the fabric of the house making Easter Campsie a truly unique and special property. It would be ideal as either a permanent or second home for buyers looking for a rural home with privacy, which is also close to amenities. The house is impressive, fun, versatile and enormously comfortable.

A welcoming glazed reception hall links the steading to the farmhouse. On the ground floor of the farmhouse is an open plan living/dining/kitchen with space for a dining table and comfortable seating. The kitchen has an AGA, an island and a pantry. Light streams through a south facing window on bright days and exposed stone walls and natural timber window sills add character. The farmhouse sitting room is warm and cosy with timber panelled walls and a wood burning stove. Lastly, on the ground floor of the farmhouse there is a cloakroom with WC and a utility room. On the first floor of the farmhouse two double bedrooms share two bathrooms and there is a dressing room. The larger of the two bathrooms has a luxurious freestanding copper bath, a copper sink, a large shower and a pretty original fireplace.

A glazed corridor leading from the entrance hall links the farmhouse to the steading where the accommodation is on a much grander scale. Decorative double doors open to the games room which is the first of the beautiful timber-framed rooms. Stone and timber flooring, tall windows and a spiral staircase (leading to a mezzanine floor) contribute to the dramatic effect of the room’s design. In the centre of the steading is the indoor swimming pool. This is arguably the most impressive room in the house with colossal timber arcs framing the pool using traditional cruck frame construction; there is also lots of space for entertaining beside the pool. Full height glazing at the gable end of this room keeps it light and overlooks the courtyard. The swimming pool is heated by a dedicated air source heat pump. Behind the pool room is a studio with adjoining bathroom. There is scope for this space to be used differently depending on requirements. A spiral staircase in the studio leads to the upper floor of the steading where there are four double bedrooms and a mezzanine room overlooking a garage/workshop below. A viewing gallery from this floor overlooks the swimming pool and there is also a door leading to a staircase down to the drawing room. The drawing room is a breathtaking room with vast timber beams forming a vaulted framework within the original stone walls. A large stone fireplace forms a focal point and this room can be also be accessed at ground floor level. It is a perfect room for entertaining.

Outbuildings
Integral garage and workshop at the east end of the steading
Greenhouse
Car port
Home office with light and power
Two open sided agricultural sheds

Garden and grounds
Easter Campsie is situated at the end of a private farm road, in 9.5 acres, some of which has been planted with native woodland. Within the courtyard there is plenty of space to park and a few herbaceous borders are tucked inside the stone walls. Behind the house the garden has largely been left to grow naturally against a fabulous backdrop of open countryside and hills.

Additional woodland
A charming 8.5 acre wood which is situated about 2 miles from Easter Campsie is available for sale by separate negotiation.

Location

Easter Campsie is situated at the end of a farm track in a peaceful rural location just to the south of the River Almond. The property is surrounded by open fields and native woodland with views of the heathery hills to the north. Easter Campsie feels a long way from a city but is only 10 miles from Perth. Crieff is similarly close by and both offer a range of shops and professional services. Perth has a concert hall, theatre, cinema, museums and galleries whilst Crieff has a great selection of independent shops and restaurants including the Michelin-starred Lalique restaurant at Glenturret and the family-friendly Crieff Hydro with all its facilities. Gleneagles Hotel and golf courses are approximately 21 miles away and local golf courses are in Perth, Crieff, Muthill and Comrie. Fishing, country sports, horse riding, hillwalking and cycling are all popular pursuits in the area. There are lovely walks directly from the house and the spectacular hills and lochs of highland Perthshire are within easy reach to the north and west.

Edinburgh, Perth, Stirling and Dundee are all within 53 miles of Easter Campsie which is also well placed for schools. There is a primary school in the local village (Harrietfield), and secondary schools in Crieff and Perth. A number of private schools in the area include Glenalmond College (less than a mile by road) as well as Morrisons Academy and Ardvreck (prep) in Crieff. Strathallan, Kilgraston and Craigclowan are also easily accessible being on the west side of Perth.

All distances and travel times are approximate.

Square Footage: 8,096 sq ft
