Description

Park View dates from 1820 and is a handsome detached villa featuring large sash and case windows and an impressive entrance. Accessed via electric sliding wooden gates which open onto a private drive which sweeps up to the front door where there is plenty of parking, Park View is undoubtedly one of the most impressive townhouses in Haddington.

The accommodation, which extends to approximately 3,272 square feet, is arranged over three floors and begins with a vestibule which opens into a reception hall. Off here are all the ground floor rooms and the wonderful original curved staircase. To the right is the sitting room which boasts high ceilings, a tiled fireplace with inset wood burning stove, an Edinburgh press and a light and bright feel thanks to the large windows which overlook the garden. On the other side of the hall is the dining room with marble fireplace and timber mantel; this has a door into the modern kitchen with floor and wall units; Zanussi and Hotpoint appliances and built-in wooden seating for an informal dining area. Completing the ground floor is the useful utility room which is also used for laundry and a cloakroom and WC.

Off the staircase halfway up is a small sun room which could be used as a study or office. On the first floor there is a splendid formal drawing room windows on two sides and a gas fireplace (not operational) with marble mantel. The principal bedroom has fitted wardrobes while bedroom 2 has an Edinburgh press. The charming family bathroom is very spacious and has wooden floor and large window. Adjacent is a contemporary shower room, also of a good size. The second floor is where the remaining three double bedrooms are located. All have lovely views over the park and two have eaves storage. There is also a second shower room on this level.

The fully enclosed garden at Park View flows either side of the gravelled driveway and includes expanses of lawn, spring bulbs, mature trees including blue cedar and holly, along with planted beds and borders. There is an additional side gate out to a narrow shared lane, and a pedestrian gate directly out to the park’s perimeter pathway known as The Butts. The property includes a single timber garage and a covered log store and shed.

Location

Park View is tucked away at the end of a no-through-road in a private yet incredibly central location. Overlooking a lovely park and playing fields, the house enjoys a secluded setting while all the amenities of East Lothian’s county town are within easy walking distance.

Haddington has a large Tesco, a branch of Aldi at the newly developed Haddington Retail Park as well as a popular leisure centre. There are a growing number of independent local restaurants, artisan cafés and food shops alongside more traditional country pubs. East Lothian’s sandy beaches are easily accessible by car, while the nearby Lammermuir Hills offer an abundance of activities including cycling and walking. Golfers have access to numerous courses, including world renowned Muirfield, Archerfield, Gullane and North Berwick on the coast and Gifford and Haddington locally inland. There is local primary and secondary schooling and independent education at The Compass School, while several of Edinburgh’s private schools run bus services with pick up points close to the house.

The town is approximately 17 miles east of Edinburgh via the A1 dual carriageway. There are commuter rail services to Edinburgh accessed from the newly-opened East Linton station, Longniddry or Drem, with a direct service to London King’s Cross available from Dunbar. There are also good local bus services serving the local area and Edinburgh.

Broadband availability and predicted speed: obtained from Ofcom on April 25, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 25, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 7, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
