I like nothing better than the proportions of a Victorian country house -- Alex Davies, Managing Director

#TheGardenOfEngland

A beautifully proportioned un-Listed Victorian former Parsonage designed by renowned architect Thomas Blashill. The house is beautifully tucked away within its own mature gardens and grounds which adjoin the Ashford Road on the outskirts of the village and just a few miles from Ashford International Station (London St Pancras 37 mins). In all about 3.50 acres.

A most attractive family house circa 1878 of substantial proportions (about 4300 sq ft) with accommodation arranged over three floors. Many of the rooms feature refreshingly high ceilings and large windows providing stunning views from a slightly elevated location and reaching across the gardens, tree line towards the coast in the distance.

The accommodation is full of original character with many attractive features of the period along with superb storage and plenty of versatility.
The current owners have lovingly renovated and refurbished the house which features generously proportioned rooms rich in the characteristics of the era yet enjoying modern facilities.

History

Dating from the late 1800s, the house was designed by the architect Thomas Blashill and commissioned as a Parsonage for the Medieval parish church of St. Mary the Virgin, parts of which date back to the 11th Century: Early plans show that much of the layout of the house remains from time of construction. The house transferred from the church to public sale in 1946, the name of the house could not be related to the church and became the Grange.

Gardens and Grounds

The property is approached over a sweeping graveled driveway cushioned on either side and overhung by mature trees. The driveway curves to a large parking forecourt with plenty of parking and turning space. To one side of the house is a brick terrace with a timber pergola and to the opposite side, a former croquet/tennis lawn surrounded by clipped hedges and overlooked from a delightful verandah.

To the rear of the house are meandering lawns interspersed with shrubs and screening from hedges which divide the garden into a series of “rooms”. The gently sloping gardens are almost entirely surrounded by mature trees dominated by ancient Oaks whilst there are also many other varieties including Willow, Eucalyptus and a group of fruit trees within a small orchard. The grounds gently slope to a lower meadow with a separate access gate which could be used for grazing.
In all just over 3.50 acres.

Situation

The house is situated in the parish of Orlestone just above and on the periphery of the popular village of Hamstreet which has a good range of local facilities including a railway station with connections to Ashford/Brighton.

High Speed trains from Ashford International to London St Pancras take just 37 minutes with connections from there to Paris via Eurostar.
The historic market town of Tenterden is just a few miles to the west with its period High Street and amenities. The thriving market town of Ashford to the north provides modern shopping and leisure facilities along with a choice of schools both in the state and independent sectors including grammar schools for both boys and girls.

The M20 motorway at Junction 10A is about 6 miles distant providing access to the M25, Channel Tunnel and the Port of Dover.
