Property description & features

"Marmion Crescent was supposed to just be our "first step on the ladder" that was back in October 2009, I never imagined it would still be our family home thirteen years and two children later! Some of the things I'll miss about our first home is having our neighbours over for summer BBQs and enjoying the sunny garden, especially admiring the beautiful honeysuckle and tulips in the spring. It still surprises me when we get visited by the odd squirrel and hedgehog! I'll also miss entertaining friends in the open plan kitchen-dining area which is really bright and great for kitchen parties! When I asked the children what they would miss the most about our home, Tommy explained he would miss playing hide and seek, as there are lots of cool hiding places where you can hide for ages without getting caught. He will also miss being just around the corner from Henbury skatepark, which we often visit after school. Layla will miss playing with our next-door neighbours and having water fights with them in our garden."

Situated in a quiet area in Blaise, the property is placed on Marmion Crescent. The proximity of fantastic walks on your doorstep and Blaise Castle Estate nearby adds to the appeal of the local surroundings and is the perfect dog walking spot for locals and those visiting the area. Adding to its appeal it is within a short drive of Cribbs Causeway and the M5 providing fantastic access to get out and around the city. Other outdoor nearby attractions include such as AirHop, Bristol Activity Centre and the Wild Place Project meaning there is plenty to do in the nearby area for local residents. This is an area very popular with families due in part to the nearby Blaise Primary, Henbury Court Academy and Blaise High School. Within a short walk, you will also find a number of local pubs and restaurants including The Blaise Inn and The Henbury Arms should a meal out or a drink be in order!

Tucked away on Marmion Crescent is this 2 bedroom end of terrace with off street parking. The home has been well kept by the existing family and offers an ideal space for a new couple or family. Upon entrance you are welcomed by the entrance hallway to access the reception rooms or lead to stairs with storage beneath. The lounge boasts a bay window, feature fireplace and laminate flooring. Situated to the rear is the contemporary kitchen/diner which holds a light and airy space for entertaining with views over the garden. The south facing garden feels like a green oasis during the summer with the abundance of mature trees, bushes and lawn. As step out to the garden, there is a patio area followed by lawn and an outbuilding for storage.

Broadband availability and predicted speed: obtained from Ofcom on February 4, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 4, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 22, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
