With a wonderfully warm and welcoming vibe inside and out, this lovely two-bedroom ground-floor Victorian maisonette in sought-after Upper Leytonstone is within easy reach of excellent transport links, green parks and the thriving Francis Road.

Within the last five years, the property has been lovingly renovated to a high standard. A new kitchen and bathroom were fitted; natural wood flooring was laid; the windows and doors were replaced; and the sunny garden was landscaped.

The current owners also installed designer lighting, new column-style radiators and brushed stainless steel switches and sockets for a stylish, cohesive look that works perfectly with the Scandi-inspired Farrow & Ball muted décor.

The front of the property with attractive red-brick frontage with white-painted sills and lintels to the windows and wide bay has plenty of kerb appeal. Set behind a low, hedge-topped wall, a cast-iron gate opens to a paved path leading to an arched porch, where you’ll find a white, four-panelled front door with a transom window above.

Inside, the hallway has been painted a soft white and features a column-style radiator, space for coats, and two pendant light fittings. Beautiful engineered oak parquet flooring begins here and flows into the living room and both bedrooms.

To the front, you’ll discover the primary bedroom, which is currently set out as a living room and painted a restful soft grey. A triple bay window with full-height two-tier plantation shutters floods the space with light, while a pendant light fitting creates a focal point on the coved ceiling, giving the room a calm, unique feel. There’s also bespoke shelving to one alcove and a vertical column-style radiator.

Adjacent, the second double bedroom has French doors opening onto a secluded seating area in the side return courtyard – an ideal spot for morning coffee. Bespoke shelving in both alcoves and a tall triple wardrobe provide plenty of storage, while a vertical column-style radiator keeps things cosy. To the ceiling, another pendant light fitting warms the white walls and oak flooring.

Returning to the hallway, you’ll find two good-sized storage cupboards before walking through to the living room (currently used as a dining room). Pale blue walls are lit by a a  a pair of large side-facing windows with two-tier plantation shutters to match those seen elsewhere.

Ahead, a door to your left leads to the kitchen, where the monochrome scheme pairs white gloss slab-front cabinetry with a black marble-effect worktop, grey metro-tiled splashback and sleek grey floor tiles.

A stainless-steel sink and drainer with a chrome mixer tap sit beneath a side-facing window, while a glazed door fills the space with light and opens to the garden. Appliances include a Beko oven and an AEG four-ring gas hob with a stainless-steel overhead extractor, but there’s still space for a washing machine. The boiler (fitted in 2019) is also housed here.

The bathroom lies through a second door off the living room and shares a similar colour scheme. Lit by a frosted window, dramatic off-black Farrow & Ball painted walls provide the backdrop to white metro and cashmere-hued wall tiling, while glossy grey tiles run underfoot. There is a bath with an adjustable shower and glass screen, a Victorian-style towel rail radiator, and a smart integrated vanity with a concealed cistern loo and basin with a chrome mixer tap.

Outside, the fantastic 21ft garden has a Mediterranean feel and was completely landscaped in 2020. With slatted timber fencing on two sides, it receives sunshine from late morning until sunset, making it perfect for relaxing and entertaining at any time of day. Bespoke wood and concrete benches run beneath a wooden pergola with climbing jasmine and ivy vines, while raised concrete planters add interest and scent with euonymus, bay, rosemary and thyme.

A NOTE FROM THE OWNERS

‘The front bedroom is our favourite room and is very quiet. We enjoy entertaining, so we particularly love the garden, which works well as an extra room in the summer. Our neighbours don’t use theirs, so we decided not to erect a fence so that we can enjoy that space too. We have incredible neighbours and will miss our daily chats!’

IN THE NEIGHBOURHOOD

Hainault Road is ideally suited for a wander into lovely Leyton Village on Francis Road or a stroll down to the bustle of High Road Leytonstone.

Between the two, you'll find plenty of local favourites to explore, including popular watering holes such as the Heathcote & Star pub, Northcote Arms, Gravity Well tap room and Filly Brook craft beer hall; authentic Thai cooking at The North Star; locally brewed coffee at Perky Blenders; remarkable wines at Yardarm; bread, cheeses, coffee and wine at Marmelo; and excellent pastries at both Wild Goose Bakery and Albert & Francis.

Alternatively, try Italian restaurant Mora, Michael's fish & chip shop just down the road or Masala India. The current owners particularly recommend Burnt Smokehouse, just around the corner, or Bamboo-Mat, a new, much-lauded sushi restaurant owned by the one-time chef at Sushi Samba.

A 3-minute walk takes you to Leyton Cricket Ground, with its newly built play area, while Abbots Park has a playground and tennis courts. Within walking distance, Walthamstow Village and Wanstead Park are 25 minutes away – a wild oasis for seasonal adventures in a busy city. Meanwhile, Epping Forest is a short walk, Tube ride, drive or cycle away for a quick London escape to over 2400 hectares of green open space and woodland.

In the other direction, the Olympic Park and its wonderful swimming pool, Hackney Marshes, Lea Valley horse riding and ice skating are all within easy reach via quiet cycle routes.

Local schools include the Ofsted-rated ‘Good’ Gwyn Jones Primary (11 mins), Norlington School & 6th Form for Boys (5 mins), and Connaught School for Girls (12 mins). Excel Kids Day Nursery is just four minutes by foot.

Leytonstone Tube is a 17-minute walk. From here, the Central Line whizzes into the City and West End, with a quick change at Stratford to the Jubilee line for Canary Wharf, the South Bank and Westminster. The station sits on the merging point of the Central line loop, which means there are always lots of trains, and you’ll be the first to hop on during the morning rush hour. Leyton Midland Road Overground, which will take you to Kings Cross and St Pancras in 25 minutes, is 5 minutes by foot.

Eeleven is a design-conscious estate agent for design-conscious people. We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
