Property description & features

'We fell in love with Langton Road because of it's tree-lined street, pretty Edwardian houses and friendly community. We were invited to a street party organised by our neighbours the same day we moved in! We highly recommend The Langton Arms, a good local pub was an essential for us and we've enjoyed many sunny afternoons in the pub garden. It also hosts yoga and wellness classes.'

Langton Road is a quiet road of terraced and semi-detached houses which is nestled between St Anne's Park and the Nightingale Valley Nature Reserve. Many love this area due to the proximity of the river walks, with open green spaces, woodland, as well as the incredibly popular Langton Pub and Beeses that overlooks the River Avon. Many even use sections of the river for open-water swimming in the summer months. Sandy Park Road is close by with all its amenities including the Deli @ Sandy Park, Grounded and Sandy Park Green Grocers. Just a short distance from the house also is Arnos Court park, which provides a great area for runners and dog-walkers, and the cemetery also hosts part of the much revered Bristol film festival. For those looking for more of an escape from the city, the proximity of the nearby Wells Road allows ease of access to North East Somerset and Chew Valley. For commuters, this area is very well placed, just a short distance from Bristol City Centre and Bristol Temple Meads Station. The popular Holymead Primary School and St Anne's Primary School are both close by, making the location ideal for young families.

This is a grand, double-bay fronted, end of terrace home. Positioned in an elevate spot, the house offers an open aspect to the west, where the skyline of Bristol can be seen from the first floor. The aspect of the home also brings the spacious garden afternoon and evening sun, with the opportunity to also use the end of the garden for off-street parking, if required.
The house itself is finished with style, with open-plan living downstairs, which has been carefully curated to present different spaces to use. At its widest point, the house measures 5.75 metres, wider than many homes locally, making the dining space a brilliant space to enjoy or entertain. Upstairs there are two double bedrooms, a family bathroom and single bedroom/office, all very stylish in their presentation and ready for a new owner to move in

Broadband availability and predicted speed: obtained from Ofcom on March 31, 2024

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on March 31, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 8, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
