A stunning, contemporary, linked property lying within the award-winning rural Perthshire hamlet of Wester Auchnaguie. Far reaching panoramic views of the surrounding hills and countryside

Old Auchnaguie is a stunning contemporary linked property lying within the award-winning Wester Auchnaguie development in rural Perthshire. The property benefits from outstanding views to the south over stunning countryside and hills. On a clear day, the hills of Strathtay and Schiehallion can be seen to the west.

The property was designed by the award-winning conservation architects Simpson and Brown and was finished to an extremely high standard to create a stunning country home which tastefully combines the old with the new. Old Auchnaguie dates from around the 1850s and was one of the original farmhouses and bothies on the Duke of Atholl estates. It retains many of the traditional period features of the original farmhouse such as the original stonework, pitched slate roof, cast iron guttering and downpipes and blends them with contemporary design features such as the glazed sitting room extension, the cedar fascia and the first-floor roof terrace.

The property extends to around 214 m2 excluding the single integral garage which has a further 24 m2. A covered main entrance has double glazed doors opening into a welcoming reception hall which has an oak floor and sweeping staircase to the first floor. A large cupboard under the stairs can accommodate coats and boots. There is a ground floor shower room with a white suite WC, wash basin, a separate shower and a radiator. The study/office has an oak floor and a window and could easily be used as a fifth bedroom.

The sitting room is located in what was the original farmhouse bothy. It was extended to form a vaulted roof and large full height windows affording a great deal of natural light and taking full advantage of the views over the garden. There is a glazed external door. The focal open fireplace is in a raised hearth with an original stone overmantle which is complimented by the original stone feature wall above.

The dining room has windows facing south and glazed double doors leading to the garden. The formal dining area opens through to the kitchen which provides ample space for a dining table and chairs. It is fitted with a number of base and wall mounted units with granite worktops and has a Belfast-style sink. The centred island has an induction hob with an extractor hood above; further integrated appliances include an electric double oven, dishwasher and fridge/freezer. The south facing window has a window seat to enjoy the far-reaching views. A separate utility room, with larder storage, is of a generous size and has an inset stainless-steel sink, a window and an external door out to the garden. There is plumbing for an automatic washing machine.

On the first floor, the upper hall gives access to four bedrooms with the master bedroom having an ensuite bathroom with a shower above the bath. A separate family shower room has a WC, wash basin, a shower with full tiling and screening, and a further window to the side.

The fourth bedroom is currently used as a snug. It has a large south facing picture window with roof lights above and the views from here reach as far out as Schiehallion.

Accessed from both the master suite and also upper hall is a sizeable roof terrace which has a covered timber deck and external lighting. From the terrace you can enjoy a sheltered outlook over the garden and the outstanding views beyond.
