This spacious family home is located on a popular cul-de-sac and both the home and gardens have been lovingly maintained. It is a safe and friendly neighbourhood, close to schools, countryside walks, pubs and sports facilities.

On the ground floor, the new entrance porch leads into the entrance hallway and through to the sitting room, snug, garden room and breakfast kitchen. There is also a useful downstairs WC. On the first floor are four double bedrooms (one en-suite) and a modern shower room. The home has well-kept gardens to the front and rear.

The home is blessed with parking aplenty, with an integral garage and space on the tarmac driveway for four vehicles to park comfortably.

Matlock is an extremely popular market town in the Peak District and Derbyshire Dales, with an abundance of parks, riverside and country walks, steam railway and a town centre packed with independent and national retailers, cafes and restaurants. Indeed, a recent survey noted that Matlock had one of the highest increases in town centre footfall since the pandemic, reaffirming the great place it is to live and shop.

Front Of The Home - This picture-perfect detached home has a neat lawn at the front and tarmac driveway with space for four vehicles to park comfortably. The lawn includes two pretty trees and there are planted borders immediately in front of the sitting room bay window. In front of the window is space for a bench, from which to look out, southwards, over the garden and street scene - a lovely spot to watch the world go by. There is also an entrance into the garage and a timber gate on the right, leading to a path to the rear garden.

Entrance Porch - Added by the current owners, this brick built porch has a tiled roof, half-glazed front door and uPVC windows facing south and west. With a ceramic-tiled floor and space on the right for coat hooks and a shoe rack, it's the perfect space to kick off your shoes after a hearty walk across the nearby Cavendish playing fields and on to Farley Moor. There is a light on the wall which would have been the original outside light. Step through the pretty original composite front door with stained glass, into the hallway.

Hallway - This is a lovely wide and bright entrance to the home. The hallway is carpeted and has a radiator, two ceiling light fittings and useful under-stairs shoe cupboard. Doors lead into the sitting room, breakfast kitchen, downstairs WC and on the right are stairs up to the first floor.

Sitting Room - 5.8 x 3.3 (19'0" x 10'9") - We love this stunning, stylish room where the wide south-facing bay window floods natural light in. From the hallway, open the wooden door with full-height glazed panel into the carpeted sitting room. The high ceilings, skirting board and coving reaffirm this home from the 1990s as a being part of a high quality development. The centrepiece of the room is the coal-effect gas fire, which sits upon a marble hearth with marble surround and decorative mantelpiece. There are two radiators and a ceiling light fitting.

Snug - 3.3 x 2.5 (10'9" x 8'2") - The addition of the garden room has transformed this space. With entrances to/from the sitting room, breakfast kitchen and garden room, it's a versatile, open space that is situated at the heart of the home. Currently used as a snug, it could easily be the formal dining room (thereby giving options as to how you use the garden room). It has a lovely open feel and the carpeted room has a radiator, ceiling light fitting and skirting boards.

Garden Room - 3.2 x 2.85 (10'5" x 9'4") - This is another room that we love! And we say that, having listed the home during a torrential downpour! This is a 'proper' room with a tiled roof and vaulted ceiling that can be used all year round. With glazing on three sides and double patio doors, it provides lovely open views out to the garden and draws lots of natural light in.

This room is also carpeted and has a radiator and recessed ceiling spotlights. The wide window sills provide plenty of space for displaying items too and there is room for additional furniture. If the snug were to be used as a dining room, this would be a lovely seating area/playroom/home office.

Breakfast Kitchen - 4.5 x 3.6 (14'9" x 11'9") - Accessed from the snug and the hallway, the kitchen has a slate grey ceramic tiled floor and modern cream cabinets with chrome handles. Two double windows to the rear garden, a half-glazed uPVC door to the garden and recessed ceiling spotlights make this a nice, light room. There is a huge amount of worktop space too. The focal point of this room is the substantial Neff range with double oven below and six ring gas hob. There is a stainless steel extractor fan above too. Within the worktop is an integrated stainless steel 1.5 sink and drainer with chrome mixer tap.

The cabinets include two double display cabinets with frosted glass doors and there is also an integrated Neff dishwasher and refrigerator. The room has space for a breakfast table set with 2-4 chairs.

Wc - 1.4 x 1.25 (4'7" x 4'1") - The useful downstairs WC room has matching ceramic WC with integrated flush and a sink with chrome mixer tap. There are ceramic floor tiles, extractor fan, radiator and ceiling light fitting.

Stairs To First Floor Landing - The carpeted stairs have a wooden banister with decorative spindles on the left. The galleried landing itself is also carpeted and has two ceiling light fittings and a loft hatch overhead. The loft is boarded throughout and has lighting. There is a full-height storage cupboard with shelving and south-facing window. Matching doors with chrome handles lead into the four double bedrooms and shower room.

Bedroom One - 3.3 x 3.3 (10'9" x 10'9") - With two big south-facing windows, this is a light, spacious double bedroom. The double fitted wardrobes with hanging rail and shelving create space for more furniture in the room itself. The room has a ceiling light fitting, radiator, skirting boards and carpet and a door leads through to the en-suite shower room.

Bedroom Two - 3.3 x 2.8 (10'9" x 9'2") - This spacious double bedroom is situated at the rear of the home with a very wide window looking out over the rear garden. This bedroom also has a double fitted wardrobe with hanging rail and shelving. The carpeted room has a radiator, ceiling light fitting and skirting boards.

Shower Room - 1.9 x 1.85 (6'2" x 6'0") - This is a splendid modern shower room. The double shower has a rainforest shower head above and a separate hand-held attachment. The shower has a sleek white shower tray and reinforced glass screen with additional pivoting glass screen. We love the contemporary easy-clean vinyl wall that surrounds the shower...and all other walls have attractive rectangular tiles on the walls.

The room has recessed ceiling spotlights, vinyl tile-effect flooring, a ceramic WC with integrated flush and a ceramic bowl sink with detached ceramic mixer tap atop a granite plinth and wooden cabinet. There is also a chrome vertical heated towel rail, extractor fan and pretty frosted double glazed window looking out over the rear garden.

Bedroom Three - 3.15 x 2.6 (10'4" x 8'6") - This is yet another double bedroom with double fitted wardrobe. There are full-height wall-mounted bookshelves on two walls providing great additional storage too. This carpeted bedroom has views out over the rear garden, a ceiling light fitting, radiator and skirting boards.

Bedroom Four - 3 x 2.6 (9'10" x 8'6") - Currently set up as a twin bedroom, this room has a single fitted wardrobe with useful two-tier hanging rails. The room is carpeted and has a radiator, skirting boards and ceiling light fitting.

Rear Garden - The garden has been lovingly tended by the current owners, who are keen gardeners. In spring, it will burst into colour, so you could be the beneficiaries of their years of loving care! Accessed from the gated side entrance or the garden room, the garden has a path between two lawned areas with curving borders which are packed with young and mature plants. Within the main lawn is a rockery and water feature, as well as some bespoke raised flower beds. Neat timber fences on both sides meet the low-level dry stone wall at the rear of the garden, which has a high box hedge above. It's a quiet and private sanctuary.

There is space in the top-right corner for a greenhouse and in the top-left is a patio area positioned to take breakfast in the morning sun. Immediately in front of the kitchen and beside the garden room is a wide patio area, perfect for dining. There is an outside tap too.

Garage-Utility - 4.7 x 2.45 (15'5" x 8'0") - An up-and-over garage door leads in from the tarmac driveway and there is a separate half-glazed wooden door leading in from the path at the side of the home. With a concrete floor, lighting and lots of power points, the garage has a useful utility area towards the back, where the current owners have freezers, refrigerators and a tumble dryer. The Ideal Logic boiler is also positioned here.
