With splendid panoramic views of sports grounds and hilly countryside, this pristine family home has off-road parking, new carpets and flooring and is located within a 15 minute walk or 2 minute drive of the town centre. It's a perfect home for a growing family, starter home or - with a stairlift in-situ - anyone downsizing and looking for a peaceful location in a friendly neighbourhood.

On the ground floor is a spacious lounge, modern dining kitchen with breakfast bar, conservatory and downstairs WC. On the first floor are two double bedrooms and a third bedroom plus the family bathroom. There are easy-to-maintain gardens to the front and rear, plus a safe courtyard communal play area at the front.

Wirksworth is a hidden gem at the southern end of the Peak District (hence the moniker Gem of the Peak!) and has a range of thriving independent shops, eateries, galleries and pubs. This home looks out over the much-loved and much-used recreation ground with cricket and football pitches framed by the hilly countryside to the east and south. Local primary, junior and secondary schools, plus the leisure centre and medical centre are all within a 15 minute walk or 2-3 minute drive. The High Peak Trail traverses the northern end of the town and Carsington Water, Chatsworth House and the market towns of Matlock, Belper, Ashbourne and Bakewell are within a short drive.

Front Of The Home - Whilst you are just as likely to use the rear entrance, because of it's proximity to the car park, we will start our description at the formal front entrance of the home. Accessed via a quiet footpath which runs beside the well-presented courtyard and lawned play area, you come to a timber gate, set within the timber-fenced boundary of the front garden. The block-paved garden has plenty of space for seating and a shed and is west-facing, so is great for soaking up the afternoon and evening sun.

The house itself is of standard brick and tile construction and has wood-effect uPVC double glazing throughout. There is a canopy porch and light over the front door, with a Ring doorbell on the right. Enter the home through the composite front door with chrome knocker, handle and letterbox.

Entrance Hallway - Step through onto new oak veneer flooring into the entrance hallway. On the right is an under-stairs cupboard with shelving and the hallway has a radiator, recessed ceiling spotlights and skirting boards. Matching white doors with chrome handles lead into the lounge, dining kitchen and downstairs WC.

Lounge - 4.35 x 3.45 (14'3" x 11'3") - With a lovely new thick grey carpet, the lounge has a large west-facing window flooding the room with natural light. There is plenty of space for furniture in this spacious room, which has several power points and a TV point on the left. A modern electric fireplace with sleek surround is mounted on the wall on the left. The room has a radiator, ceiling light fitting and skirting boards.

Dining Kitchen - 5.35 x 3.55 (17'6" x 11'7") - We love this spacious dining kitchen, which has plenty of room for a six-seater dining table in addition to the full-width breakfast bar. With light flooding in through the east-facing window and from the bright conservatory, this room has a lovely open feel. New oak veneer flooring was laid in early 2023 and contrasts nicely with the modern cream cabinets and drawers with chrome handles. The main kitchen is arranged in a U-shape with lots of worktop space providing plenty of room for small appliances and food preparation. Beneath the worktops is space and plumbing for a washing machine and tumble dryer. There is an integrated full-height fridge-freezer, chest-height AEG oven and grill and a Russell Hobbs electric hob with brushed chrome extractor fan above. The worktops have glossy contemporary brick-style tiled splashbacks.

On the right as you enter from the entrance hallway is that full-width breakfast bar. There is room below for up to four stools - the current owners have utilised each end to place an under counter refrigerator and freezer. The dining kitchen has recessed ceiling spotlights.

Conservatory - 3 x 2.4 (9'10" x 7'10") - A lovely temperate room, facing out to those magnificent views of the sports grounds and hilly countryside, the conservatory has a carpet that was newly-fitted in 2021. There is a ceiling light fitting and wide sills for storage or display. The current owners tend to use this home throughout spring and summer as the main reception room due to the sunny aspect and it's a great place for friends and family to gather between the kitchen and garden.

Downstairs Wc - 1.7 x 0.8 (5'6" x 2'7") - Light oak-effect vinyl flooring and crisp white decor make this a nice light room. The bottom half of the wall has brick-effect tiles and the top half is painted. There is a ceramic WC with integrated flush and modern tall rectangular mini sink with glossy cabinet below. Above is a wall-mounted mirrored cabinet, radiator, ceiling light fitting and frosted double-glazed window.

Stairs To First Floor Landing - The newly-carpeted stairs have a stairlift on the right and handrail on the left. On the landing, doors lead into the family bathroom and three bedrooms. There is a useful floor-to-ceiling double storage cupboard housing the Worcester boiler. Overhead are recessed spotlights and a loft hatch. The loft has a pull-down ladder and is part-boarded and carpeted, with lighting and power.

Family Bathroom - 2.05 x 1.65 (6'8" x 5'4") - We love this modern bathroom, with a high-specification RAK white three piece suite of bath, sink and WC. The room has oak-effect laminate flooring and a sleek purpose-built unit on the right, incorporating the WC and sink.

The bath has a chrome mixer tap and mains-fed shower with rainforest shower head above, together with a pivoting glass shower screen. The curved rectangular sink has a chrome mixer tap and the capsule WC has an integrated flush. There is room for a huge mirror on the wall. The bathroom also has recessed ceiling spotlights, chrome vertical heated towel rail and frosted double-glazed window.

Bedroom One - 3.75 x 3.21 (12'3" x 10'6") - This spacious double room has new carpet and even more wonderful views of the hilly countryside beyond the recreation ground from this elevated position. The room has a radiator and ceiling light fitting and the wide alcove is a handy space for a wardrobe or wide chest of drawers.

Bedroom Two - 4.25 x 3 (13'11" x 9'10") - With full-height, full-width fitted wardrobes (the equivalent of 5 single wardrobes) along one wall, this double bedroom has ample storage and a radiator and ceiling light fitting.

Bedroom Three - 2.7 x 2.45 (8'10" x 8'0") - Currently set up as a very neat home office, this room could also be a single bedroom or nursery. There are pleasant views over the front garden to the lawned communal area. On the right is a useful storage cupboard with shelving and the room is carpeted and has a radiator and ceiling light fitting.

Rear Garden - On a sunny day such as the one we wrote this listing, this really is a splendid, uplifting sanctuary. Peaceful, bathed in sunlight and with tremendous panoramic views, it's a real sun trap and great place to relax. Being east-facing, it's a great spot for breakfast or brunch too, with lots of room for a dining set and additional seating, plus a shed/storage unit. The garden is block-paved, with a low brick wall and timber fence forming the left boundary. There is a wrought-iron gate in the middle of the brick-walled front boundary which leads out to benches overlooking the cricket nets and cricket and football pitches...a free season ticket, if you will! The gate also leads to the path which meanders left to your allocated parking bay. A timber fence forms the right-hand boundary and the garden has an outside light and two outside power points.
