Description

Glenhaven was built in 2004 and is a charming, understated cottage with a beautiful interior. With all the accommodation on a single storey, it has two double bedrooms to one side and a fabulous open plan kitchen, dining, sitting room on the other. The dining area has space to entertain around a dining table but there is also a breakfast bar with space for four stools in the kitchen. The kitchen overlooks the sitting room where a woodburning stove with a timber fire surround make this room feel warm and cosy. It adjoins to the sunroom which has large south facing windows filling the cottage with light and framing the breathtaking views. French windows from the sun room open to a terrace. There is a contemporary shower room and also a utility room and a door to the back garden.

Glenhaven sits in a low maintenance garden of 0.13 acres and has a paved terrace at the front.

Outbuildings
A lean-to store is attached to the eastern gable of Glenhaven and is ideal for storing garden tools, logs and boots/outdoor gear.

Land
Glenhaven comes with a small paddock of 0.4 acres which is ideal for buyers with chickens or hobby livestock.

Shepherd’s Hut
There is a new shepherd’s hut which has not yet been fitted out and may be available for purchase by separate negotiation.

There is a Building Warrant in place for the loft to be converted into a 3rd bedroom, ensuite and dressing room.

Location

Glenhaven is situated along with six other homes in Glenmarkie which is on the west side of Glenisla and located about 2.8 miles up a forestry track. Whilst it has the company of its neighbours, Glenhaven has a wonderfully remote feel and is surrounded by dramatic and beautiful scenery. It’s in the perfect position for anyone who enjoys getting into the hills. Lochs Shandra, Auchintaple and the Backwater Reservoir are all accessible from local paths. Mount Blair is one of the more well known local hills but there are many to choose from in nearby glens Prosen, Lethnot and Clova. The Cateran Trail is easily accessible from Glenisla (or directly from Glenhaven) and the southern boundary of the Cairngorms National Park is only 3.5 miles away. Cycle routes include a 10k road circuit around Glenisla and extensive off road tracks in Glenmarkie. The ski centre at Glenshee is 20 miles away and there are three golf courses at Alyth as well as a championship course at Rosemount (Blairgowrie).

Kirriemuir, Alyth and Blairgowrie (all within 18 miles) have a good selection of local amenities. There is a primary school in Lintrathen and secondary schooling in Kirriemuir and Blairgowrie as well as a choice of private schooling closer to Perth.

Perth (33 miles) and Dundee (31 miles) are easily reached and offer all the services expected of major cities. Dundee, Aberdeen and Edinburgh airports have regular flights to London.

All distances and travel times are approximate.

Broadband availability and predicted speed: obtained from Ofcom on January 5, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 5, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 2, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
