The property is situated on a no-through road towards the Northen edge of the village.
Paradoxically, the village name 'Combe' denotes a valley although the village itself is located on high ground at the edge of the Blenheim estate. The village is centred around a traditional green that is the venue for annual fireworks displays, Maypole dance and an autumn travelling fair - all within a stone's throw of The Cock Inn. The village's only public house dates from the end of the 17th century. The local Church of England primary school was rated as 'good' by Ofsted in Julu 2022. In addition to a 12th century parish church, there is also a Methodist chapel. Combe Halt just outside the village is provides a limited rail service. More frequent services are available at Hanborough (2.7 miles) with journey times to Oxford and London Paddington of 9 and 68 minutes respectively. The recently opened Oxford Parkway (9.9 miles) connects to London Marylebone with a journey time of 56 minutes.
The nearby village of Long Hanborough offers a supermarket, dentist, medical centre and a very good fish and chip shop!
