To the western side of the land is an approx 6'0 x 6'0 wooden frame and clad temporary storage shed.A public footpath crosses the land for which the southern section is bordered by an avenue of willow plantings and to the north there are further plantings mostly ash that follows the footpath which also serves the land. The boundaries are Devon hedge banks with semi-mature and mature tree growth interspersed including oak and ash with some additional stock fencing with sheep netting.

From the Higher Plymouth Road turn off at Blue Post Garage towards Diptford, head up the hill and stay on the Moreleigh road, not turning right at Diptford Downs into Diptford village itself, head straight on at Larcombe Cross and at the top of the hill turn left and after approximately 1 ½ miles, the land will be found adjoining the lane on your left hand side just past Higher Beenleigh.
