Melton Mowbray is a growing market town, currently benefitting for large housing developments to the North and South of the town and a relief road under construction.

Located 20 miles from Nottingham and 17 miles from Leicester the town offers good schools and has a reputation as the Rural capital of food. With an active livestock market and twice weekly markets in the town centre, it is a draw to many of the surrounding villages including the Vale of Belvoir.

The site occupies a prime location on Wilton Road in the town centre, opposite a large car park, the town library and is neighboured by an accountants and a Wetherspoons pub. Much of Melton Mowbray is protected under a conservation area however, this site is not included in that area.

The site area is approximately 0.3 of an acre. The building comprises of a ground floor of 226 sqm / 2436 sqft, a first floor of 226 sqm /  2436 sqft and basement level. The building is in good secure order, completely vacated. A full virtual tour is available on request.

The car park area is large enough for 30 vehicles. There is clear access onto Wilton Road from the car park.

The building and the parking area are currently subject to a lease with Barclays Bank until 21/3/26. The current rent is £30,000 pa, the premises are now unoccupied and Barclays have put forward offers to surrender the lease sooner.

Benefits to the new owner include - rent paid until 21/3/2026 or potential to negotiate a payment from Barclays to surrender the lease early.

Pre-application planning enquiries have been submitted previously to extend the building and offer 10 residential apartments and two commercial units. These were met with a positive response from Melton Borough Council and full plans and responses are available upon request. It is believed that the site would be suitable for a full residential development, subject to planning approval. Residential properties close to the town centre with parking available are in short supply.

Viewings are available to fully appreciate the potential of this site.

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
