These houses are quite rare. This beauty is one of a pair commissioned in 1953 by a Solicitor for himself and his Sister to live next door to each other, and built, we think, by Scandinavian engineers. Also rare is off street parking AND a garage. So, park up, stop to admire the deep, 25' front garden, and let's go in:

The front door is accessed at the side of the house, through which we enter into a bright hallway with built in and under stairs storage.

A left turn takes us into the lounge/dining room. A broad window array lets in plenty of light, and the stylish decor accentuates the versatility of the space.

Behind this is the modern John Lewis kitchen, well fitted, and again, a very bright space. Access to the garden is from here, likewise the cellar too, via a trap door in the kitchen floor. It's a very handy space for laying down wine etc....

Moving back into the hallway, we ascend to the first floor, where we find three good bedrooms, two at the front, and the third overlooking the rear garden, with views out to Canary Wharf.

The bathroom has had a recent makeover and is now a sumptuous, fully tiled, crisp white affair.

There's plenty of scope for expansion, subject to planning (you should see what the neighbours have done!).

Now, the rear garden. The plot is wider than pretty much anything else in the area, due to just two houses being built on the site of three Period semi's that were lost during the war.
Stretching back a mightily impressive one hundred and five feet (32 Mtrs in new money), and with a predominantly East orientation. The spring will see it bursting into life with lots of established beds, and there's oodles of space for summer gatherings. You'll also get good tool storage out here too.
Side access for bikes and any works and improvements etc is also very handy.

Location wise, you're in the heart of the Telegraph Hill Conservation Area, so everything is within easy reach. The fabulous parks are just a short stroll up the hill, the weekly farmer's market, the Hill Station community cafe, and of course Sainsbury's for the big shop, it's all here.
The two fabulous parks are a joy, with the upper park hosting the recently upgraded tennis courts, picinic area, dog walking circuit and panoramic views over London, with the lower park a particularly good family space and home of the weekly farmers' market.

There's a very active community here too, having created the Hill Station Cafe, next to the parish church of St Catherine's, which has now become a vibrant hub of the community delivering regular pop-ups, music and arts events, and an annual street 'Big Lunch'.
The annual Telegraph Hill festival is a big draw, showcasing incredible local talent and offers theatre, music, comedy, arts and craft and loads more.
We love Skehans and The Telegraph, our two local pubs, including London's no.1 pub as voted by Time Out readers in 2023, and both offering great food.

What you get living here is more than just a house, the sellers say: "It's like living in a village with all the advantages of the city"

A short walk away, Nunhead lane is bedecked with well established independent shops such as Soper's Wet Fish Shop and Ayre's Bakery, plus some relative newbies like the super eco friendly BYO refillery and the uber cool EL Vermut bar. Lots of bars and eateries down on Queens Rd, such as Blackbird Bakery, Beer Rebellion,Kudu and MAma Dough. You get the picture.

Transport is simplicity and convenience to a tee, with New Cross Gate, Nunhead and Brockley stations all super easy on foot, all Zone 2 and on the main line into London Bridge and the Overground for greater connectivity, and can whizz you out to deepest Kent and Surrey for the weekend walks.
The 343 Bus to/from London Bridge is a 24 hour service.

For families, school options around the hill and beyond are very good. Haberdashers' Aske's Hatcham College secondary, Hatcham Free School (primary) and Edmund Waller primary are very well regarded, and your nearest, with Deptford Green, Addey & Stanhope or STAC boys secondary just a little farther.
Early years provision is good too, and there's the volunteer led Telegraph Hill Playclub in the lower park, for new Mom's, Dad's & Nannies to let their charges loose in for a while.

Deptford market is well worth a trawl, and a little farther afield is Maritime Greenwich and Blackheath, separated by some fabulous green space.
